Mecklenburg County County · North Carolina
Matthews: an honest area brief
An actual town with an actual downtown, inside Mecklenburg County.
Reviewed August 2026
Who this area suits
Matthews tends to fit buyers who want a genuine small-town center and established neighborhoods while staying inside Mecklenburg County and Charlotte-Mecklenburg Schools. It sits south-east of Charlotte along US-74 and Matthews Township Parkway. The tradeoffs are corridor traffic and housing age: US-74 carries heavy volume, and most of the housing stock is 1980s through 2000s rather than new, so buyers wanting new construction generally look further out into Union County.
It tends to suit
- Buyers who want a walkable town center at a lower price point than SouthPark
- Households who want Mecklenburg County services and CMS assignment without Charlotte density
- People working in south-east Charlotte, Matthews itself, or on a hybrid schedule
Look elsewhere if
- You want new construction — Union County offers far more of it nearby
- You commute daily on US-74 at peak and would find that wearing
- You want a large lot or acreage

What your money reaches here
Matthews is one of the better value propositions inside Mecklenburg County. Established 1980s-2000s housing at mid-band prices, with a smaller stock of historic homes near the town center and limited newer infill at the top.
The commute, realistically
US-74 (Independence Boulevard) is the primary route into Charlotte and its peak volume is the area’s main friction. I-485 provides access south toward Ballantyne and Pineville and north toward University City. The town center itself is a short-trip environment.
Housing and price context
Matthews grew steadily rather than in a single boom, and the stock reflects that:
- Historic and early-twentieth-century homes near the town center, in small numbers and much sought after.
- 1980s through 2000s subdivisions, which are the bulk of the market and the value story.
- Limited newer infill and townhome construction, mostly near the corridors.
For buyers who want mature landscaping and established streets rather than a new build, Matthews delivers that at a lower price than most comparable Mecklenburg submarkets.
Downtown Matthews
The town center is the differentiator. Matthews has a real, functioning downtown with independent restaurants, a farmers market, a community theatre and a walkable core — not a retrofitted "town center" attached to a shopping mall.
For buyers who want walkability but not urban density, this is one of a small number of places in the region that offers it. The others are Davidson and, differently, South End.
Commute and US-74
Matthews' geography is good; its primary corridor is congested.
- South-east Charlotte / Matthews: short.
- Uptown via US-74: heavy at peak. This is the honest weak point.
- Ballantyne / Pineville: reasonable via I-485.
- University City / Concord: via I-485, workable but long.
There is a long-discussed transit extension along this corridor. Do not price a purchase on a project that has not been funded and built — check current status with CATS and NCDOT rather than relying on anyone's optimism.
Schools
Matthews is served by Charlotte-Mecklenburg Schools (CMS), including home assignment plus choice and magnet options. Verify the specific address with CMS; boundaries in this part of the county have been adjusted before. Objective data: North Carolina School Report Cards.
Note that immediately south-east of Matthews you cross into Union County Public Schools, a different district with a different accountability picture. The town line matters.

Matthews questions
Is Matthews in Charlotte-Mecklenburg Schools?
Yes. Matthews is an incorporated town inside Mecklenburg County and is served by CMS, including home assignment plus choice and magnet options. Immediately south-east of the town you cross into Union County Public Schools, so the boundary genuinely matters — verify by address.
What is the main drawback of living in Matthews?
US-74, Independence Boulevard, carries heavy volume at peak, and it is the primary route into Charlotte. Matthews’ geography is otherwise good and I-485 handles north-south trips well. Drive the corridor at your actual departure time before committing.
Is there much new construction in Matthews?
Limited. Most of the stock is 1980s through 2000s subdivisions, with some historic homes near the center and modest newer infill along the corridors. Buyers who want new construction in this part of the region generally look further out into Union County.
