What this site is
sirashley.com is published by Sir Ashley Harrison, J.D. of The Firm Real Estate Team powered by LPT Realty as research and general guidance about real estate in Greater Charlotte across North and South Carolina. It is intended to be useful before you ever make contact — and if it answers your question and you never do, it has done its job.
What it is not
- Not legal advice. Sir Ashley Harrison holds a Juris Doctor and is a non-practicing attorney. Nothing on this site, and nothing said in a consultation, is legal advice, and no attorney-client relationship is created by reading this site or by speaking with him. Where a question needs an attorney, you will be told so.
- Not tax or financial advice. Property tax treatment, the tax consequences of a move between states, and financing decisions all depend on circumstances this site cannot see. Confirm anything material with your own CPA, tax adviser or lender.
- Not an appraisal. No page here provides a valuation of a specific property, and there is deliberately no automated estimate tool. A valuation analysis provided on request is an opinion of value from a licensed professional, not an appraisal by a licensed appraiser.
- Not a guarantee of outcome. Nothing here promises a price, a timeline, a school assignment, a tax bill, an appreciation rate or a transaction result. Markets change and so do public records.
Verify before you rely on it
Every figure on this site names the primary source it came from, and every substantive page shows when it was last reviewed. Public records change, districts redraw boundaries, tax rates are reset and road programmes are rescheduled — so for anything that will affect a decision, go to the cited source and confirm it as of today. Four things in particular should never be relied on from any website, this one included: school assignment (confirm with the district, in writing, by exact address), the tax bill you will actually pay (confirm with the county), flood zone (confirm with FEMA and your insurer), and what may be built nearby (confirm with the municipality’s rezoning and permit records).
Where the numbers stop
Where a figure could not be verified, this site shows a labelled gap rather than an estimate. Those gaps are deliberate and are not defects. Equally, an editorial judgement labelled as such — anything in a “Sir Ashley’s take” block — is one person’s assessment offered for you to disagree with, not a statement of fact.
The matchmaker and other tools
The Charlotte Area Matchmaker scores areas against the preferences you enter, using published weights and stating its reasoning for each suggestion. It is a starting point for research, not a recommendation about where you should live, and it takes no input relating to any characteristic protected under Fair Housing law. Its output should be tested by visiting the areas and verifying the facts yourself.
Forms and submissions
Submitting a form starts a conversation and nothing more. It does not create an agency relationship, does not obligate you to anything, and does not obligate this practice to represent you. Representation in either direction begins only with a written agreement that sets out the scope and the compensation. Please do not send confidential or sensitive information through a web form, and note that if you already have a signed representation agreement with another agent, you should work through them — general questions about the region are always welcome.
Third-party links, content and intellectual property
This site links extensively to government agencies, school districts, tax offices and other primary sources, because that is how a reader checks its work. Those sites are outside this site’s control and are governed by their own terms. Where video is embedded, it is served by a third-party platform under that platform’s terms. Written content, the design and the underlying code are the property of their respective owners; you are welcome to quote a passage with attribution and a link, and republishing pages wholesale is not permitted.
