Mooresville, NC

Mooresville Homes for Sale: An Honest Area Guide

Direct answer

Mooresville is an incorporated town in Iredell County at the north end of Lake Norman, north of Charlotte on I-77, and home to Lowe's corporate headquarters. It's really two markets: in Q3 2026, the median sale price was $436,950 in ZIP 28115, which covers the town core and east side, and $700,000 in ZIP 28117, which takes in much of the lake and the peninsulas, per Canopy MLS. Before you buy, know that a Mooresville address doesn't tell you the school district or the full tax rate.

What most buyers get wrong about Mooresville

Two school districts serve Mooresville addresses. Mooresville Graded School District covers the historic town-core boundary, and Iredell-Statesville Schools covers much of the rest, including much of the lake area. The Mooresville Graded boundary does not grow when the town annexes land, so a newly annexed neighborhood can be inside town limits and still assigned to Iredell-Statesville. Verify assignment by address with the district.

The school district changes the tax bill. Homes inside the Mooresville Graded district pay an extra district tax of 15.5 cents per $100, so two homes a mile apart can carry different rates.

28115 and 28117 are different markets. Their Q3 2026 medians were about $263,000 apart. Iredell County's overall median of $407,000 understates what lake-area homes cost, and online averages that blend the two ZIPs can mislead you in both directions.

It's among the longer Lake Norman commutes to Charlotte. Mooresville works best for buyers who work in the Lake Norman corridor, work remotely, or accept I-77 at peak.

Fit

Who is Mooresville a good fit for?

It tends to suit

  • Buyers who want Lake Norman living across a wide range of price points
  • Commuters to the Lake Norman corridor, Statesville, or Lowe's headquarters
  • Buyers who want more space for the money than the Mecklenburg lake towns
  • Remote workers who want the lake without a daily I-77 commute

Look elsewhere if

  • You commute to Uptown or south Charlotte every day at peak
  • You need a predictable school assignment without checking the address
  • You want everything within walking distance
