South End, Charlotte, NC

South End Homes for Sale: An Honest Area Guide

Direct answer

South End is the district just southwest of Uptown Charlotte along the LYNX Blue Line and the 3.5-mile Charlotte Rail Trail, with one of the region's most walkable concentrations of dining, fitness, and grocery outside Uptown. It's mostly condos, townhomes, and converted mill lofts, with few detached homes. The Q3 2026 median sale price in ZIP 28203, which also includes Dilworth, was $714,500, per Canopy MLS. It's one of the few places in the metro where living without a car is practical, and the condo details matter more here than anywhere else.

Before you buy

What most buyers get wrong about South End

The condo association matters as much as the condo. Review the HOA budget, reserve study, any pending special assessments, rental caps, and litigation disclosures before due diligence ends. A building's financial health affects financing and resale, not just the monthly dues, and a lender's condo questionnaire can stop a loan.

Parking is a line item. Know whether a space is deeded, assigned, or unassigned, and what guest parking and EV charging look like. Street parking is limited.

Which side of the building you're on matters. Units facing the Rail Trail, ground-floor commercial, or a rail crossing live differently from units facing an interior courtyard. Visit at night and on a weekend.

There's an extra district tax. South End is a Municipal Service District, so properties inside it pay a surcharge on top of the city and county rate.

HouseCharlotte works here, but only for smaller units. HouseCharlotte offers up to $80,000 for first-time buyers at or below 80 percent of area median income ($93,900 for a family of four), and up to $30,000 at higher income tiers, for homes inside Charlotte city limits priced at or under $365,000. At South End prices, that usually means a smaller condo.

Budget for the 2027 revaluation. Mecklenburg County's countywide revaluation takes effect January 1, 2027, with a preliminary median residential increase of about 15 percent; tax rates may be adjusted, so ask me what it means for a specific home.
