What most buyers get wrong about University City
A Charlotte address isn't always Charlotte. Part of 28262 is in Cabarrus County. Those parcels pay Cabarrus taxes, are served by Cabarrus schools, and don't qualify for HouseCharlotte. Check the parcel.
Rental-heavy communities need extra checks. Much of the housing near campus and the light rail is rental-oriented. Check HOA rental caps, owner-occupancy ratios (which affect FHA and VA condo approval), and any leasing restrictions in townhome communities.
It's a strong area for down payment assistance. HouseCharlotte offers up to $80,000 for first-time buyers at or below 80 percent of area median income ($93,900 for a family of four), and up to $30,000 at higher income tiers, for homes inside Charlotte city limits priced at or under $365,000. Both University City ZIPs had Q3 2026 medians (all home types) well under that price limit, though income limits apply. See the details.
There's an extra district tax. University City is a Municipal Service District, so properties inside it pay a surcharge on top of the city and county rate.
Budget for the 2027 revaluation. Mecklenburg County's countywide revaluation takes effect January 1, 2027, with a preliminary median residential increase of about 15 percent; tax rates may be adjusted, so ask me what it means for a specific home.
