Cornelius, NC
Cornelius Homes for Sale: An Honest Area Guide
Direct answer
Cornelius is an incorporated town of about 35,000 in northern Mecklenburg County, on Lake Norman along I-77 between Huntersville and Davidson. Its west side fronts the lake, with public access at Ramsey Creek and Jetton parks, and its market is bimodal: waterfront and dock-access homes at the top, off-water neighborhoods in the middle. The median sale price was $550,000 in September 2026 and $595,000 year to date, per Canopy MLS. The most important thing to understand here is what "lake access" actually means for a specific home.

Before you buy
What most buyers get wrong about Cornelius
"Lake access" can mean five different things. Deeded waterfront with a permitted dock, deeded waterfront with no permitted dock, an owned or leased slip, a spot on a waiting list, or a community ramp. Get the dock permit status, shoreline classification, and HOA water-access rules in writing before due diligence ends.
Duke Energy controls the lakebed. Docks, piers, and shoreline work need a Duke Energy lake use permit. Duke won't share permit history with buyers, so get it from the seller, and expect Duke to inspect before a permit transfers. Unauthorized changes generally have to be fixed.
Lake ownership costs more than the mortgage. Dock maintenance, plus flood, wind, and dock coverage, are often separate from the homeowner's policy, especially for second homes.
The free lanes are your real commute. I-77's express lanes use dynamic tolls. Price your commute on the general-purpose lanes at peak, and treat the express lane as an option, not a plan.
Check town limits by parcel. Some Cornelius addresses use Huntersville's ZIP, and some 28031 addresses may sit outside town limits. That decides whether the town tax applies.
Budget for the 2027 revaluation. Mecklenburg County's countywide revaluation takes effect January 1, 2027, with a preliminary median residential increase of about 15 percent; tax rates may be adjusted, so ask me what it means for a specific home.
Fit

Look elsewhere if
