Rock Hill, SC

Rock Hill Homes for Sale: An Honest Area Guide

Direct answer

Rock Hill is the largest city in York County, South Carolina, about 75,900 residents on I-77, about 25 miles south of Uptown Charlotte by interstate. It's home to Winthrop University, a revitalized Old Town, and the Riverwalk on the Catawba River. It's also one of the most attainable markets on the South Carolina side: the median sale price was $320,500 in September 2026 and $345,000 year to date, per Canopy MLS, well under SC Housing's $450,000 down payment assistance limit. Rock Hill isn't a suburb of Fort Mill. It's an older city with its own downtown and its own electric, water, and sewer utilities.

Before you buy

What most buyers get wrong about Rock Hill

A Rock Hill address isn't always the City of Rock Hill. Much of 29730 and 29732 is unincorporated York County. Those homes skip the city tax but also city services, and the electric provider can differ, since the city runs its own utility. Check the parcel and the utility before you write an offer.

The ZIP doesn't decide the school district. Rock Hill Schools serves most addresses, but some on the north side near I-77 are in Fort Mill Schools and some on the western edge are in the Clover School District. Run the address through each district's locator.

Apply for the 4 percent rate. In South Carolina, an owner-occupied primary home is assessed at 4 percent of value instead of 6 percent, but you have to apply for it with the county after closing. Without it, the bill on the same house can be roughly three to four times higher.

It's a strong fit for down payment assistance. At a $320,500 median, much of Rock Hill falls under SC Housing's $450,000 price limit for its $10,000 program, with York County income limits of $117,400 for 1 to 2 people and $135,010 for 3 or more. See the details.

Budget for South Carolina's vehicle tax. Cars carry an annual property tax here, paid before registration, which surprises buyers coming from North Carolina.

29730 and 29732 are different markets. In Q3 2026, the median sale price was $305,000 in 29730 and $370,000 in 29732.

Fit

Who is Rock Hill a good fit for?

It tends to suit

  • Buyers who want South Carolina's tax treatment at prices well below Fort Mill
  • First-time buyers using SC Housing's down payment assistance

Look elsewhere if

  • You commute to Uptown at peak every day
