You must be a first-time buyer, buy inside Charlotte city limits, use a HouseCharlotte registered lender, and complete an 8-hour homebuyer education course with a one-on-one budget session. The loan has a 30-year term and is forgiven at year 31. Contact DreamKey Partners at 704-705-3999 or HouseCharlotte@dkp.org, and ask me which of my lender partners are registered.
Buying north of the city? Huntersville is outside HouseCharlotte's area, but North Charlotte (28269), where the Q3 2026 median sale price was $364,900, sits right at HouseCharlotte's price limit.

Statewide in North Carolina
What is the NC 1st Home Advantage Down Payment?
It's $15,000 from the North Carolina Housing Finance Agency, paired with the NC Home Advantage Mortgage. It's a 0 percent deferred second mortgage: nothing is forgiven in the first ten years, then 20 percent is forgiven each year in years 11 through 15. If you sell, refinance, or move out in the first ten years, you repay it.
It's available to first-time buyers and to military veterans, even veterans who have owned before. The 2026 sales price limit is $525,000. Income limits vary by county and household size, and your lender will confirm the figure for your county. You'll need a 640 credit score and a 30-year fixed NC Home Advantage Mortgage.
If you're not a first-time buyer, the NC Home Advantage Mortgage itself offers down payment assistance of up to 3 percent of the loan amount, with a statewide income limit of $158,000 and the same forgiveness schedule.

Gaston County
Is there down payment assistance in Gastonia and Gaston County?
Yes, and it covers more than Gastonia. The City of Gastonia's Homebuyer's Assistance Program serves all of Gaston County, including Belmont, Mount Holly, Cramerton, Dallas, Stanley, and Lowell, except High Shoals and Spencer Mountain.
The standard program offers up to $15,000 as a 0 percent loan forgiven over five years. A new pilot launched in October 2026 offers up to $50,000 until its funds run out, with roughly $1 million set aside. You must be a first-time buyer at or below 80 percent of area median income, contribute $750 of your own money, complete the homebuyer class, and buy at or below $340,000 for an existing home or $346,000 for new construction.
One important catch: you must already live in Gaston County to qualify. If you're relocating from somewhere else, ask me about NC 1st Home Advantage instead. Gaston County's Q3 2026 median sale price was $338,000, and Gastonia's September 2026 median was $320,000, so these limits fit a large share of the local market. Contact Lauretta Gordon with the City of Gastonia at 704-854-6602. Read the Gastonia area guide.

Cabarrus County and Lake Norman
Is there down payment assistance in Concord, Kannapolis, Huntersville, or Mooresville?
[Concord](/buy/concord-homes) offers $10,000 to $25,000 for first-time buyers at or below 80 percent of area median income buying inside city limits, with price caps of $340,000 for existing homes and $364,075 for new construction. It's forgivable over five years, first come, first served. Apply through a city-approved lender at least 45 days before closing.
Kannapolis offers income-qualified homebuyer help through partner agencies for households under 80 percent of area median income. Contact Kannapolis Community Development at 704-920-4332. With a September 2026 median sale price of $310,000, Kannapolis is one of the most attainable markets in the region.
Huntersville and Mooresville don't publish town-run programs that I could find (Mooresville takes part in a regional HOME Consortium, so ask me to check current availability). Most buyers there use NC 1st Home Advantage, the NC Home Advantage Mortgage, the Community Partners Loan Pool, and low-down-payment loans.

South Carolina
Is there down payment assistance in Fort Mill, Tega Cay, Rock Hill, or Indian Land?
Yes, through SC Housing. The SC Housing Homebuyer Program offers $10,000 in down payment assistance at 0 percent with no monthly payments, fully forgiven if you stay 15 years. It's for first-time buyers, with a 640 credit score and homebuyer education required.
| County | Income, 1 to 2 people | Income, 3 or more | Price limit |
|---|---|---|---|
| York (Fort Mill, Tega Cay, Rock Hill, Lake Wylie) | $117,400 | $135,010 | $450,000 |
| Lancaster (Indian Land) | $113,900 | $130,985 | $450,000 |
If you've owned before, Palmetto Home Advantage offers 3 or 4 percent of the loan amount, forgivable over 10 years, and isn't limited to first-time buyers.
Keep the price limit in mind: the Q3 2026 median sale price was $510,000 in Fort Mill's 29715 ZIP and $512,438 in Indian Land's 29707, so the $450,000 cap points many SC buyers toward townhomes, Rock Hill (September 2026 median $320,500), or the lower end of Fort Mill and Indian Land.

Doing it right
How do I apply for down payment assistance?
Talk to me and a program-approved lender first
Most assistance is only available through specific approved lenders. Choosing the wrong lender is the most common way buyers lose access to a program.
Take the homebuyer class early
Most programs require one, often 8 hours. Certificates are usually good for a year, so finishing early keeps you ready to move.
Get pre-approved with the program built in
Your pre-approval should name the programs you're using, so your offers reflect your real numbers.
Shop within the limits
Price caps and boundaries matter. I'll set up a search that only shows homes that fit your program.
Write offers that account for the timeline
Some programs need extra approval time. Concord, for example, asks for applications at least 45 days before closing.

Is there down payment assistance in Fort Mill or Rock Hill, SC?

Do I have to pay down payment assistance back?
Usually not if you stay. Most programs are forgivable second mortgages, but you repay some or all of it if you sell, refinance, or move out early. Each program has its own schedule.
Can I combine down payment assistance programs?
Sometimes. Certain local programs can be layered with state programs, and others can't. The approved lender has to confirm the combination, which is why we line that up before you shop.
