Property search
Almost every portal shows you the same inventory, because it comes from the same feed. None of them can tell you which three corridors are worth your weekend, or which four facts on a listing are unreliable in ways that cost money.
Direct answer
Narrow the geography before you scroll. Your weekday commute constraint eliminates more of 13 areas than any other single factor and cannot be renovated away, so it goes first; budget reach second; house type last. Then, on any property you get serious about, verify the four things listing data gets wrong most often: school assignment at that exact address, the tax bill as it will be assessed for you, the flood zone, and what has been approved but not yet built within about three miles.
Placeholder — no live listing feed connected
This page does not display active listings. Showing MLS data requires a licensed IDX or MLS feed and compliance with the MLS’s display and attribution rules — and the required Canopy MLS attribution language is still PENDING in src/content/site.ts. A fabricated or stale result grid would be worse than none, so there is none. The integration is tracked in docs/UNRESOLVED.md; when it is licensed, results render in this slot with the attribution block beneath them. Until then, a defined search to your criteria does the same job with better filters.
Step one
Preference-based filters only — commute, budget band, state, character of the housing stock. Nothing here ranks areas, and nothing infers who should live where.
Area intelligence
Thirteen areas across both states, each with what it suits, what it costs you in trade-offs, and the sources behind every figure. Filter by what you are actually looking for.

York County · SC
The default answer for suburban South Carolina — and the one worth pressure-testing.
York County · SC
A peninsula city on Lake Wylie, contained by geography rather than planning.
Lancaster County · SC
Lancaster County’s panhandle — often more house per dollar, on a single corridor.
York County · SC
Water frontage without the peninsula constraint — and without the convenience.
Mecklenburg County · NC
A corporate campus that grew a neighborhood around it.
Mecklenburg County · NC
Charlotte’s established money, in an area actively rebuilding itself.
Step two
The same money buys very different things twenty minutes apart. Each band page sets out reach by corridor and the trade-off it asks you to accept.
Step three
Every brief follows the same order: who it suits, who should look elsewhere, prices, commute, schools with the source named, and the honest drawback.
Because listing data has to be licensed and displayed under the MLS's own rules, and no feed is connected in this build. A search box that returned nothing, or a grid of stale properties, would be worse than none. In the meantime the more valuable half of the work is here: narrowing which corridors are worth searching at all, which is the part a portal cannot do for you.
Any national portal will show you substantially the same inventory, because most of it comes from the same MLS feed. What they will not tell you reliably is school assignment at the exact address, what the tax bill becomes when you own it rather than what the current owner pays, what the commute is at your actual commuting hour, or what has been approved but not yet built next door. Those are the four things that most often change a decision, and all four are answerable here.
Yes — a defined search with criteria we agree, sent when something genuinely matches rather than as an automated daily digest of everything in a price range. That is the practical version of this page while no public feed is connected, and it is generally better than a portal alert because the criteria include the things portals cannot filter on.
The photographs are usually accurate and always flattering; the wide lens is doing work. Descriptions are marketing copy written by the listing side, and the two fields that are most often wrong in ways that matter are school assignment and square footage. Neither is binding on anyone. Verify assignment with the district by address, in writing, every time.
Next step
Tell me the corridors you are considering, your range and your timeline. What you get is a search built on criteria we agree — including the ones portals cannot filter on — and properties sent when they genuinely match rather than every morning.
