Ballantyne, Charlotte, NC

Ballantyne Homes for Sale: An Honest Area Guide

Direct answer

Ballantyne is a planned district at the southern tip of Charlotte, at I-485 and Johnston Road (US 521) on the South Carolina line, built around Ballantyne Corporate Park and now being reshaped by the Ballantyne Reimagined redevelopment, with The Bowl's dining and retail, TD Amp Ballantyne, and new parks and greenways. It's inside Charlotte city limits, so owners pay city and county taxes. The Q3 2026 median sale price in ZIP 28277 was $635,000, with 33 days on market, per Canopy MLS. The catch: "Ballantyne" is a name stretched across a ZIP many times larger than Ballantyne itself.

Before you buy

What most buyers get wrong about Ballantyne

"Ballantyne" is often a marketing name. Ballantyne itself is roughly 2,000 acres around the corporate park, but listings use the name across much of 28277, including Blakeney, Ardrey Kell, Providence and Endhaven, and Elon Park. Check the actual drive to the core and the amenities you're paying for.

The public golf course is gone. The Golf Club at Ballantyne closed in December 2020, and its land became parks and mixed-use space. Golf here now means Ballantyne Country Club, which is private.

The core is getting denser. Ballantyne Reimagined has added a 26-story apartment tower, The Bowl's dining and retail, TD Amp Ballantyne, and a Wegmans that opened in October 2026, with more office entitlements to come. That's good for amenities, but expect construction and traffic near Community House Road and Ballantyne Commons Parkway.

Peak traffic is real. I-485 toward I-77, Johnston Road, and NC 51 back up at peak. The reverse commute is easier.

You pay city taxes here. Unlike Fort Mill or Indian Land a few minutes south, Ballantyne pays Charlotte plus Mecklenburg rates, and the 2027 revaluation is coming. Mecklenburg County's countywide revaluation takes effect January 1, 2027, with a preliminary median residential increase of about 15 percent; tax rates may be adjusted, so ask me what it means for a specific home.

There's very little new single-family construction. The area is largely built out. Buyers who want new construction usually look across the state line.

Fit

Who is Ballantyne a good fit for?

It tends to suit

  • Buyers who work in Ballantyne or south Charlotte and want their time back
  • Buyers who want dining, retail, parks, and greenways close to home
  • Commuters to the airport corridor, Pineville, or Matthews via I-485
  • Buyers comparing Ballantyne with Fort Mill and Indian Land

Look elsewhere if

  • You're focused on square footage per dollar (look across the SC line)
  • You want new single-family construction
  • You commute to University City or Concord daily

Is Ballantyne part of Charlotte?

Yes. It's inside Charlotte city limits, so owners pay city and county taxes and receive city services. It's a planned district, not a separate town.

Why is Ballantyne more expensive than Fort Mill or Indian Land?

A convenience premium from the employment base, services, and built-out supply. Buyers focused on square footage per dollar usually do better across the state line.
