Concord, NC

Concord Homes for Sale: An Honest Area Guide

Direct answer

Concord is the county seat of Cabarrus County, a city of about 114,600 on I-85 northeast of Charlotte, home to Charlotte Motor Speedway, Concord Mills, a historic downtown on Union Street, and Eli Lilly's $2 billion injectables plant. The median sale price was $365,000 in September 2026 and $373,415 year to date, per Canopy MLS. The detail buyers miss most: a Concord mailing address doesn't tell you whether a home is inside Concord, inside Kannapolis, or in unincorporated Cabarrus County, and that decides your tax rate and school district.

What most buyers get wrong about Concord

The ZIP doesn't tell you the city. A Concord 28027 address can sit inside Concord, inside Kannapolis, or in unincorporated Cabarrus County, and the Postal Service even accepts "Kannapolis" as a city name for 28027. City homes pay the city rate; unincorporated homes pay a fire district rate instead. Pull the county parcel record for every home you consider.

Two school districts operate nearby. Cabarrus County Schools serves most Concord addresses, but Kannapolis City Schools is a separate district whose boundary doesn't match city lines. Verify assignment with the district for the exact address.

28025 and 28027 are different markets. In Q3 2026, the median sale price was $350,000 in 28025, which includes downtown and the east side, and $420,000 in 28027 on the west side toward the Speedway and Concord Mills.

Your tax bill is more predictable here. Cabarrus County revalued in 2024 and isn't scheduled again until 2028, while Mecklenburg, Gaston, and Lincoln counties all revalue in January 2027.

The city offers down payment help. Concord's program provides $10,000 to $25,000 for qualifying first-time buyers inside city limits, with price caps of $340,000 for existing homes and $364,075 for new construction. See the details.
