Denver, NC (Lake Norman west shore)

Denver Homes for Sale: An Honest Area Guide

Direct answer

Denver is an unincorporated community in eastern Lincoln County on the west shore of Lake Norman, along NC 16 and NC 73. It isn't a town, so there's no town government or town tax, and the 28037 ZIP that carries the Denver name had about 25,600 residents at the 2020 Census. The median sale price was $529,500 in September 2026 and $551,346 year to date, per Canopy MLS. What buyers miss: the ZIP crosses into Catawba County, there's no interstate on this side of the lake, and any dock or pier needs a Duke Energy permit transferred at sale.

Before you buy

What most buyers get wrong about Denver

Denver isn't a town. It lost its town charter in 1971. Today it's unincorporated Lincoln County: county services, county zoning, and a fire district tax instead of a town tax.

28037 crosses into Catawba County. Homes on the Catawba side pay a different county rate, are served by Catawba County Schools, and follow different permitting. Check the county on the parcel record before anything else.

You don't own the lake in front of you. Duke Energy controls the lakebed within the project boundary. Docks, piers, shoreline work, and vegetation clearing need a Duke Energy permit, permits must be transferred at sale, and Duke only releases permit history to the current owner. Get it from the seller during due diligence.

The interstate is across the water. There's no interstate on the Lincoln County side. Reaching I-77 means crossing the lake on NC 73 or NC 150, and the Lincoln County segment of the NC 73 widening has no construction date.

The tax rate is lower than in-town Huntersville or Mooresville. About $0.60 per $100, compared with about $0.72 inside Huntersville and $0.98 to $1.14 inside Mooresville, but the 2027 revaluation will reset values. Lincoln County's countywide revaluation takes effect January 1, 2027, so the current tax bill won't predict the 2027-28 bill. Rates may be reset in the June 2027 budget; ask me what it means for a specific home.

Fit

Who is Denver a good fit for?

It tends to suit

  • Buyers who want Lake Norman living with more land and a lower tax rate
  • Remote and hybrid workers
  • Commuters to west Charlotte via NC 16
  • Buyers comparing lakefront, lake access, and acreage in one market

Look elsewhere if

  • You commute on I-77 every day at peak
  • You want town services, a walkable downtown, or city water and sewer everywhere
  • You want a short, predictable drive to Uptown
