Matthews, NC
Matthews Homes for Sale: An Honest Area Guide
Direct answer
Matthews is an incorporated town of about 32,800 in southeastern Mecklenburg County, on US 74 and I-485, with a historic, walkable downtown, the Four Mile Creek Greenway, and Novant Health Matthews Medical Center. It's priced below SouthPark and Ballantyne: the median sale price was $500,000 in September 2026 and $520,000 year to date, per Canopy MLS. The detail buyers miss: a Matthews mailing address doesn't mean the Town of Matthews, or even Mecklenburg County.

Before you buy
What most buyers get wrong about Matthews
A Matthews address isn't always Matthews. ZIP 28104 is mostly in Union County and also covers Stallings, Indian Trail, Weddington, Mint Hill, and Wesley Chapel, and 28105 crosses into Union County too. The county, the town, the tax rate, and the school district all change with the line. Check the parcel in Mecklenburg's or Union County's GIS.
US 74 is the weak point. Independence Boulevard is heavy at peak. I-485 handles trips south to Ballantyne well and north to University City workably, but the drive to Uptown at rush hour is the honest drawback.
Don't buy on light rail. Extending the Silver Line to Matthews would cost about $2.4 billion more and need a new sales tax. There's no timeline, so don't price a purchase on it.
There isn't much new construction. Most homes are 1980s to 2000s subdivisions, with historic homes near downtown and modest infill. Buyers set on new construction usually look further into Union County.
Budget for the 2027 revaluation. Mecklenburg County's countywide revaluation takes effect January 1, 2027, with a preliminary median residential increase of about 15 percent; tax rates may be adjusted, so ask me what it means for a specific home.
Fit
Who is Matthews a good fit for?
It tends to suit
- Buyers who want a walkable small-town downtown inside Mecklenburg County
- Commuters to southeast Charlotte, Ballantyne, or Pineville via I-485
- Buyers who want established neighborhoods with mature trees
- Buyers who want Mecklenburg County services at a lower price point than SouthPark or Ballantyne
Look elsewhere if
- You commute to Uptown at peak every day
- You want mostly brand-new construction
- You want lake living
