Davidson, NC

Davidson Homes for Sale: An Honest Area Guide

Direct answer

Davidson is an incorporated town of about 16,700 at the northern edge of Mecklenburg County, with a small part in Iredell County, built around Davidson College and a walkable Main Street on Lake Norman's eastern side. It's one of the more genuinely walkable towns in the region, and inventory is scarce by design. The median sale price was $655,000 in September 2026 and $699,950 year to date, per Canopy MLS. The 28036 ZIP covers far more than the town, so a Davidson address doesn't settle the county, the tax rate, or the school district.

Before you buy

What most buyers get wrong about Davidson

28036 isn't the same as Davidson. The ZIP covers about 23 square miles; the town is under 7. A Davidson address can be in town on the Mecklenburg side, in town on the Iredell side, or outside town limits entirely, and each has a different county tax, school district, and set of services. Check the parcel in Mecklenburg's or Iredell's GIS.

Part of the town is in Iredell County. Those parcels pay Iredell's county rate, are served by Iredell-Statesville Schools rather than CMS, and follow Iredell's revaluation schedule rather than Mecklenburg's.

Inventory is thin by design. A small town, a stricter planning ordinance than its neighbors, and inclusionary housing rules keep supply tight. Expect to wait, or widen the search to Cornelius or Huntersville.

The Lake Campus isn't a homeowner amenity. Davidson College's Lake Norman property requires a college ID or alumni pass. Lake access for homeowners works the same way it does elsewhere on the lake.

The college doesn't affect school assignment. K-12 assignment depends on the county and the address, not on Davidson College.

Budget for the 2027 revaluation on the Mecklenburg side. Mecklenburg County's countywide revaluation takes effect January 1, 2027, with a preliminary median residential increase of about 15 percent; tax rates may be adjusted, so ask me what it means for a specific home.

Fit

Who is Davidson a good fit for?

It tends to suit

  • Buyers who want to walk to a real main street, the town green, and greenways
  • Commuters within the Lake Norman corridor or to University City via NC 73 and I-485
  • Buyers who value a small-town planning approach
  • Buyers who can be patient for the right home

Look elsewhere if

  • You commute to south Charlotte, Ballantyne, or Fort Mill daily
  • You want a big selection or new construction
  • You're focused on square footage per dollar (Huntersville or Mooresville go further)

Housing

What kinds of homes are in Davidson?

Historic homes near Main Street and the college, traditional-neighborhood communities mixing townhomes and small-lot single-family homes, a golf community east of the town center, and lake-adjacent homes on the west side. There's little new construction inside town limits; most new building in 28036 is at the edges or outside the town.

Davidson questions

How much do homes cost in Davidson, NC?

The median sale price was $655,000 in September 2026 and $699,950 for 2026 year to date, according to Canopy MLS. Monthly samples are small, so the year-to-date figure is the steadier guide.

Why is Davidson more expensive than Huntersville?

Scarcity by design: a small town, a stricter planning ordinance, and thin inventory. Buyers pay for the walkable Main Street, greenways, and town life rather than for square footage.

Is Davidson actually walkable?

Yes, for neighborhoods near the center: Main Street, the town green, and the greenway network are all walkable.

What school district serves Davidson?

Charlotte-Mecklenburg Schools for the Mecklenburg portion and Iredell-Statesville Schools for the Iredell portion. Davidson College doesn't affect K-12 assignment. Verify by address.

Is all of Davidson in Mecklenburg County?

No. A portion of the town extends into Iredell County, and ZIP 28036 reaches well beyond town limits. Check the county on the parcel record.
