What most buyers get wrong about Lake Wylie
"Lake Wylie" isn't one place. The lake borders York County, SC, and Mecklenburg and Gaston counties in North Carolina. A "Lake Wylie" listing can be in this unincorporated SC community, in Charlotte's Steele Creek, in Gaston County, or in Tega Cay, each with different taxes and schools. And 29710 also covers Clover.
Schools are Clover, not Fort Mill. Lake Wylie is in the Clover School District. Fort Mill Schools serves Tega Cay to the east. New schools, including Lake Wylie High, opened in 2026, so attendance zones shifted. Verify by address.
Docks need Duke Energy's permission. Docks, piers, and shoreline work within Duke Energy's project boundary require a Duke Energy lake use permit. An existing dock isn't automatically compliant. Check permit status, shoreline classification, the FEMA flood zone, and how the shoreline looks at low water.
Apply for the 4 percent rate. In South Carolina, an owner-occupied primary home is assessed at 4 percent of value instead of 6 percent, but you have to apply for it with York County after closing. On 2025 millage, the bill without it can be roughly four to five times higher, because second homes and rentals also pay school operating millage.
The bridge is the commute. The Buster Boyd Bridge is the choke point toward Charlotte. Test the drive on a weekday morning in February, not on a Saturday in June.
