Relocating to Greater Charlotte

Moving to Charlotte? Get a Personalized Area Shortlist Before You Get on a Plane.

Direct answer

The Charlotte region adds about 135 net new residents a day, and the biggest mistake I see is choosing a house before choosing a corridor. I'm Sir Ashley Harrison, a broker licensed in North and South Carolina. In one consultation, we'll turn where you'll work, what you want to spend, and how you want to live into a short list of two or three areas that fit, with real homes, real commute times, and the real monthly cost.

Request your personalized area shortlist

Tell me where you're moving from, where you'll work, and what you want to spend. Before we talk, I'll do the homework, so our call is about your options, not about collecting information.

You'll leave with a short list of areas that survive your commute, homes in your range in each one, what genuinely costs less here and what doesn't, and the things to verify before you rely on them: school assignment, taxes, flood zones, and HOA rules.

Only used if you would rather talk than type.

Your details are used to answer your question and are never sold. See the privacy notice.

What you'll get

What's included in a relocation consultation?

A short list built around your life, not a generic tour of the region.

1

Two or three areas that fit

Narrowed by commute first, then budget, then the way you want to live, with the reasoning and the trade-offs for each.

2

Commute reality

Drive times at the hour you'd actually make them, not the map's off-peak estimate.

3

The real monthly cost

Taxes, HOA dues, insurance, and, on the South Carolina side, the vehicle property tax, compared with what you pay now.

4

Homes in your range

Current listings in each area, plus a saved search that sends only real matches, not a daily digest.

5

What to verify

School assignment by address, the tax bill as it would be assessed for you, flood zone, and approved but unbuilt development nearby.

6

A timeline and plan

How to sequence financing, a scouting trip, an offer, and closing, including buying from a distance.

Where you're coming from matters

Is there a guide for where I'm moving from?

Every judgment you make about Charlotte is relative to what you know. A buyer from Manhattan and a buyer from Sacramento looking at the same house are having two different conversations about value, commute, and taxes. Start with your origin:

There's no Proposition 13 here, and a bigger budget can tempt you onto a weaker corridor. Read the California guide

Buying from a distance

Can I buy a home in Charlotte without visiting first?

Yes, but it takes more diligence, not less. I'll walk homes with you on live video and tell you what the camera doesn't show: road noise, the smell of the basement, what's behind the back fence. I'll drive your commute at your hour and report back. Inspections, appraisals, and contract steps all happen with you on the phone or on video, and closings can usually be handled remotely.

My advice is still to make one well-planned trip if you can. We'll use it to confirm the short list, not to start it.

How it works

How does the relocation process work?

  1. Request your shortlist

Fill out the form or take the matchmaker. I'll do the homework before we talk.

  2. Consultation

A focused video or phone call to agree on your two or three areas and your budget.

  3. Financing in place

I'll introduce lenders who work on both sides of the state line, so you know your real numbers.

  4. Scout remotely

Video walkthroughs, commute checks, and a saved search that only sends genuine matches.

  5. One efficient trip

If you can visit, a tour day built around your finalists and your commute.

  6. Offer to keys

Offer strategy, inspections, appraisal, and a closing that can usually be done remotely.

Relocation FAQ

How much does a relocation consultation cost?

Nothing. There's no fee and no obligation. If you decide to buy with me, we'll put our working agreement in writing before touring homes, as current rules require.

How far in advance should I start planning a move to Charlotte?

Three to six months gives you room to narrow the areas, line up financing, and plan a scouting trip. If you're on a shorter timeline, we can still move quickly with a clear plan.

Should I live in North Carolina or South Carolina if I work in Charlotte?

It depends on your commute, your tax picture, and the specific home. North Carolina's 2026 income tax is a flat 3.99 percent. South Carolina has two brackets topping out at 5.21 percent in 2026, but owner-occupied homes are assessed at 4 percent of value for property tax. Compare actual homes side by side, not states in the abstract.

How many people move to Charlotte?

The Charlotte Regional Business Alliance reports about 135 net new residents a day across the 16-county region, based on Census estimates from July 2024 to July 2025. New York City, Washington, DC, and Los Angeles are among the top places movers come from.

Can you help me sell my current home in another state?

I can connect you with a trusted agent where you live and coordinate the timing of both sales so your move is one plan, not two.
