Relocating from California

Moving from California to Charlotte: What Actually Changes

Direct answer

Coming from California, the Charlotte region's prices can look like a typo. The region's median sale price was $392,990 in September 2026, compared with $899,720 for California statewide, and North Carolina's 2026 income tax is a flat 3.99 percent compared with 9.3 percent at the margin for most California professionals. The biggest difference most Californians miss is property tax: there's no Proposition 13 here. And the most common mistake is spending the surplus on a bigger house in a weaker commute corridor.

The money

How much cheaper is Charlotte than California?

A lot cheaper on housing and income tax. Here's the side-by-side.

The Proposition 13 problem

Does North Carolina or South Carolina have anything like Proposition 13?

No, and this is the most consequential difference for Californians. Prop 13 caps how fast a California home's assessed value can grow while you own it. Both Carolinas reassess to market value on county cycles, so your bill moves with the market.

Mecklenburg County's next revaluation takes effect January 1, 2027, with a preliminary median residential increase of about 15 percent. Rates may be adjusted toward revenue-neutral, but the lesson stands: ask where the county is in its revaluation cycle before you buy, and budget for the bill to move.

South Carolina softens this in two ways for a primary residence: the 4 percent owner-occupied assessment ratio and a cap on reassessment increases of 15 percent per five-year cycle while you own the home. A sale resets the value to market.

The budget advantage

How much house will my California budget buy in Charlotte?

Considerably more finished space, often with a yard and garage. That's exactly where the risk lives. The mistake I see most from California buyers is spending the surplus on a bigger house on a weaker corridor, then living with a 45-minute commute each way for years.

Fix the commute constraint first, then spend the surplus inside it. A great house in the wrong corridor is the regret pattern I hear about eighteen months later.

Areas to compare

Which Charlotte areas should I compare if I'm moving from California?

The usual short list leans toward the lakes and toward walkable town centers.

Climate and insurance

What's the weather like in Charlotte compared with California?

Charlotte gets four real seasons. The July average high is about 90°F, the January average low is about 32°F, and the city averages roughly three and a half inches of snow a year, with some winters getting none (NOAA 1991 to 2020 normals). The humidity is the real adjustment: summer runs long, and cooling is the biggest seasonal utility cost. The mountains are about two hours west and the coast about three to four hours east.

Insurance risks change too. Wildfire and earthquake exposure give way to wind, hail, and flood. Check FEMA flood maps for any home you consider, and get a real insurance quote during due diligence. North Carolina homeowners base rates rose an average of 7.5 percent in June 2025 and again in June 2026 under a settlement with the state.

Getting back

How easy is it to fly from Charlotte to California?

Charlotte Douglas has American Airlines nonstops to Los Angeles, San Francisco, and San Diego. Westbound flights run about five to six hours.

After you arrive

What do I need to do after moving from California?

  1. Apply for South Carolina's 4% rate

If you buy in South Carolina as your primary home, apply for the legal residence assessment with the county. Without it, the tax bill on the same house can be roughly three to four times higher.

  2. Get your license

North Carolina requires a license within 60 days of becoming a resident. South Carolina allows 90 days.

  3. Register your vehicles

North Carolina: once you start working here or your old state's reciprocity ends, usually 30 days. South Carolina: within 45 days, with a one-time $250 infrastructure maintenance fee per vehicle and the vehicle property tax paid a year in advance.

  4. Switch insurance first

Both states require in-state liability insurance before registration.

  5. Plan for the 2027 revaluation

If you buy in Mecklenburg County, budget for the countywide revaluation effective January 1, 2027. Rates may be adjusted, so ask me what it means for the specific home.

Moving from California FAQ

Do the Carolinas have anything like Proposition 13?

No. Both states reassess to market value on county cycles, so the tax bill moves with the market. Mecklenburg County's revaluation takes effect January 1, 2027. South Carolina's 4 percent owner-occupied ratio and its 15 percent per cycle reassessment cap soften the impact for a primary residence.

How much house will my California budget buy in Charlotte?

Considerably more. The Charlotte region's median sale price was $392,990 in September 2026, compared with $899,720 for California statewide. The bigger risk is choosing the wrong commute corridor, so fix that first.

How bad is the humidity compared to California?

It's the main adjustment. Summers are long and humid, with July highs averaging about 90 degrees, and cooling is the biggest seasonal utility cost. Spring and fall are excellent.

Is waterfront property realistic around Charlotte?

Yes, on Lake Norman and Lake Wylie. Do your diligence on docks, shoreline rules, flood zones, and insurance.

What is the income tax difference between California and North Carolina?

Most California professionals earning $150,000 to $300,000 pay 9.3 percent at the margin. North Carolina's 2026 rate is a flat 3.99 percent, scheduled to drop to 3.49 percent in 2027.
