Broker-Prepared Home Valuation
What Is Your Home Really Worth? Get a Valuation From a Broker, Not an Algorithm.
Direct answer
An online estimate can't see your renovated kitchen, the busy road behind you, or the new construction community down the street pulling buyers away. I can. I'm Sir Ashley Harrison, a broker serving Charlotte, Lake Norman, Kannapolis, Fort Mill, Indian Land, and Tega Cay, and I'll prepare a valuation of your home by hand: the right comparable sales, adjustments for condition and upgrades, three pricing bands, how long homes like yours are taking to sell, and the list-price strategy I'd recommend. It arrives in writing, usually within one business day.
Free, no obligation
Request your broker-prepared valuation
Tell me about your home and I'll do the rest. I'll study the sales, the active competition, and the details of your property, and you'll have a written valuation, prepared by a person and not an algorithm, usually within one business day.
If a quick video walkthrough or a short visit would sharpen the number, I'll ask. Upgrades and condition are where online estimates miss the most, and they're often where your equity is hiding.
Requesting a valuation doesn't obligate you to anything. Plenty of people use it to plan a year or two ahead, decide whether to renovate, or settle an estate.
Why the online number is off
How accurate are online home value estimates like Zillow's Zestimate?
Online estimates are a reasonable starting point and a poor finishing point. Zillow and other sites publish their own error rates, and those errors run wider for homes that aren't currently listed for sale, which is most homes when the owner is just wondering what theirs is worth.
The reason is simple. An algorithm works from public records and recent sales. It doesn't know you replaced the roof and HVAC, finished the basement, or backed up to a greenway instead of a commercial lot. It can't tell that the sale it's leaning on was a distressed property, or that a builder two miles away is offering big incentives on brand-new homes at your price point. Those details move real money, and they're exactly what a broker-prepared valuation accounts for.
What you'll receive
What's included in a broker-prepared home valuation?
Not a single number. A full picture you can make decisions with.
1
Closed comparable sales
The recent sales that genuinely compete with your home, chosen by a person who knows the streets. Closed sales, not wishful active listings.
2
Where you sit in your price band
How your home stacks up against the competition at its price, including new construction nearby that's chasing the same buyer.
3
Preparation that pays back
Which repairs and updates are worth doing before you list, and which ones won't return what they cost.
4
A defensible range and three pricing bands
An aggressive, market, and stretch price, with the reasoning shown, so you can choose your strategy with your eyes open.
5
Days-on-market expectations and your net
How long homes like yours are taking to sell right now, plus an estimate of what you'd walk away with after typical costs.
6
A ten-day launch plan, and a day-eleven plan
How we'd launch for maximum attention in the first ten days, and exactly what we'd adjust on day eleven if the response falls short.
How pricing really works
How do you decide what price to list a home at?
Pricing is a strategy, not a guess. Every list price sends a signal to buyers, and the first ten days on the market are when your home gets the most attention. Price it right and you get showings, competition, and leverage. Overprice it and you train buyers to wait for a reduction.
The numbers show how much this matters. Across the Charlotte region in September 2026, sellers received 95.1 percent of their original list price on average, and homes spent an average of 54 days on market before going under contract. That gap between the first price and the final price is where equity gets lost.

| Pricing band | Positioning | What to expect |
|---|---|---|
| Aggressive | Slightly below the strongest comparable sales | Heavy early traffic, a real chance of multiple offers, and leverage on terms |
| Market | In line with the best-matched comparables | Steady showings and a typical time on market for your area and price point |
| Stretch | Above the comparables, betting on a premium buyer | Fewer showings, longer time on market, and a higher risk of a price reduction |
Your valuation shows all three with real numbers for your home, so you can choose the strategy that fits your timeline and goals.
What you'll actually walk away with
What does it cost to sell a home in North Carolina or South Carolina?
Your sale price isn't your take-home number. Typical seller costs include your mortgage payoff, real estate commissions as negotiated, any concessions you agree to, prorated property taxes, attorney fees, and state transfer taxes.
In North Carolina, sellers customarily pay the state excise tax of $1 per $500 of the sale price. In South Carolina, the deed recording fee is $3.70 per $1,000 of value, and sellers customarily pay it. Who pays which costs can be negotiated, and your closing attorney will provide exact figures.
Your valuation includes an estimated net so you can plan your next move with real numbers.

Home value FAQ
How much is my home worth in Charlotte?
It depends on recent comparable sales, your home's condition and upgrades, your lot and location, and the competition currently on the market, including new construction. A broker-prepared valuation accounts for all of it. Request one on this page and I'll walk you through the number and the reasoning.
How accurate is Zillow's Zestimate?
It's a useful starting point, but Zillow publishes its own error rates, and they're wider for homes that aren't listed for sale. Algorithms can't see condition, upgrades, or the specific factors that make one street worth more than the next.
Is the home valuation free?
Yes. There's no cost and no obligation to list your home with me.
Is a broker valuation the same as an appraisal?
No. A broker price opinion or comparative market analysis is not an appraisal and should not be considered the equivalent of one. It's a professional opinion of likely market value for pricing and planning. Lenders order appraisals separately when a buyer finances a purchase.
What upgrades add the most value before selling?
Usually the inexpensive ones: fresh neutral paint, repairs that would show up on an inspection, lighting, landscaping, and a deep clean. Big renovations rarely return their full cost right before a sale. Your valuation will flag which improvements are worth doing for your specific home.
Can you value an inherited home or estate property?
Yes. I regularly help families understand what an inherited property is worth, what it might need before selling, and what their options are. If title or ownership is complicated, I'll tell you what questions to bring to an attorney.
How long does a home valuation take?
Usually within one business day. If a short walkthrough would sharpen the number, I'll ask, and we'll schedule it at your convenience.
Do you value homes in both North Carolina and South Carolina?
Yes. I prepare valuations throughout the Charlotte region, including Charlotte, Huntersville, Mooresville, Kannapolis, Fort Mill, Tega Cay, and Indian Land.
