Fort Mill, SC
Fort Mill Homes for Sale: An Honest Area Guide
Direct answer
Fort Mill is an incorporated town in York County, South Carolina, on I-77 about 20 miles south of Uptown Charlotte, and the Census Bureau ranked it the fastest-growing city in the Charlotte metro. It's known for Baxter Village, the Anne Springs Close Greenway, and South Carolina's lower assessment on owner-occupied homes. The Q3 2026 median sale price in ZIP 29715 was $510,000 per Canopy MLS. The key detail: a Fort Mill mailing address doesn't always mean the Town of Fort Mill, or even York County.

Before you buy
What most buyers get wrong about Fort Mill
A Fort Mill address isn't always the Town of Fort Mill. Much of the mailing area is unincorporated York County, which carries a noticeably lower millage. Some addresses that say Fort Mill in ZIP 29707 are actually in Lancaster County, which means Lancaster County schools and services. See the Indian Land guide.
Apply for the 4 percent rate. In South Carolina, an owner-occupied primary home is assessed at 4 percent of value instead of 6 percent, but you have to apply for it with the county after closing. Without it, the bill on the same house can be roughly three to four times higher.
Commutes vary more than the map suggests. Two neighborhoods four miles apart can differ by 15 or 20 minutes at 7:45 a.m., depending on how they reach I-77.
It's not all new construction. There's substantial resale inventory from the 1990s through the 2010s alongside the new communities.
Growth is still coming. Atrium Health plans a hospital campus near I-77 and Sutton Road, with no opening date announced.
Fit
Who is Fort Mill a good fit for?
It tends to suit
- Buyers who want South Carolina's owner-occupied tax treatment near Charlotte
- Commuters to Ballantyne, Fort Mill's I-77 corridor, Rock Hill, or the airport
- Buyers who want amenity-rich communities and the Greenway
- Buyers comparing new construction and resale in one market
Look elsewhere if
- You commute north of Uptown every day
- You're buying a second home or rental (the 4 percent advantage doesn't apply)
- You want lake frontage (look at Tega Cay or Lake Wylie)
