Indian Land, SC

Indian Land Homes for Sale: An Honest Area Guide

Direct answer

Indian Land is an unincorporated community in the northern panhandle of Lancaster County, South Carolina, along US-521, about 10 to 15 minutes from Ballantyne. It isn't a town: voters rejected incorporation in 2018. The Q3 2026 median sale price in ZIP 29707 was $512,438 per Canopy MLS. The single most important thing to know: many Indian Land addresses use a Fort Mill mailing city, but they're in Lancaster County, with Lancaster County schools, taxes, and services, not Fort Mill's.

Before you buy

What most buyers get wrong about Indian Land

"Fort Mill" on the address doesn't mean Fort Mill. Many 29707 addresses carry a Fort Mill mailing city but sit in Lancaster County. That means Lancaster County School District, Lancaster County taxes, and county services. Check the county on the parcel record, not the mailing address, and verify school assignment with the district.

There's no town government. Services come from Lancaster County, including the sheriff's substation, library branch, and the Indian Land Fire District. There's no municipal tax, which is part of why bills can be lower.

US-521 is the corridor. Nearly everything runs through it. Commutes to Ballantyne are good with peak-hour patience. Uptown is long.

Assistance limits are different here. Lancaster County has its own SC Housing income limits ($113,900 for 1 to 2 people, $130,985 for 3 or more) and a separate HUD area, so local 80 percent income limits are lower than in York County.

Apply for the 4 percent rate. In South Carolina, an owner-occupied primary home is assessed at 4 percent of value instead of 6 percent, but you have to apply for it with the county after closing. Without it, the bill on the same house can be roughly three to four times higher.

Fit

Who is Indian Land a good fit for?

  • Buyers who work in Ballantyne or south Charlotte

  • Buyers looking at age-restricted 55+ communities

Look elsewhere if

  • You commute to Uptown or the north side daily
  • You need an address inside York County
  • You want a town government and town services
