Privacy notice

Written to describe what this site actually does, in the order you would want to ask about it: what is collected, why, who sees it, how long it is kept, and how to make it stop.

This notice accurately describes the technical behaviour of the site as built, but it has not been reviewed by an attorney or by the brokerage’s compliance function, and three items are still unresolved: the retention period, the identity of the CRM processor if one is connected, and the terms of any SMS programme. Do not treat it as a finished legal document until those are settled and it has been reviewed.

What is collected, and only when

Nothing identifying is collected from browsing. You can read every page on this site — every area brief, comparison, guide and budget page — and run the Charlotte Area Matchmaker as far as seeing your three matching areas, without giving any personal information at all. There is no gate before the recommendations themselves.

When you submit a form, the following is collected: your first name and email address, which are required; and your phone number, current city and state, move timeline, budget band, target areas, property details if you asked for a valuation or a cash offer (including what matters most to you about the sale), and any notes you write — all of which are optional and only stored if you provide them. Matchmaker submissions also include the preferences you selected (work hub, environment, home style, priorities) and the areas the tool matched, because those are the substance of the reply.

Technical context stored with a submission: the page you first arrived on, the page you submitted from, the referring site, campaign parameters if you arrived via a campaign link, how many pages you viewed, and your browser’s user-agent string. This is how it is possible to tell which research actually helps people and to answer you in context rather than asking you to repeat yourself.

Stored in your own browser: four small entries, and no cookie of this site’s own. Three are localStorage: first-touch attribution (the first page of your first visit, the referrer, and a count of visits), which is written once and never overwritten; a count of pages you have viewed; and the list of area pages you have opened. One is sessionStorage, used only to tell whether this is a new visit. None of them contains a name, an email address or any identifier — they are how a reply can reference the research you were actually reading. Clearing your browser storage removes all four, and nothing on the site depends on them.

Analytics

Google Analytics 4 loads only if a measurement ID has been configured for this deployment; with no ID set, no analytics script is loaded at all and no analytics cookie is set. Where it is enabled it records page views and interaction events such as which calls to action are used, so it is possible to tell which pages are useful. Google acts as a processor for that data under its own terms, and you can prevent it entirely with a browser extension or tracking protection without affecting how this site works. No advertising pixel, remarketing tag, session recorder or heat-mapping tool is present anywhere on this site.

Where it is stored and who sees it

Form submissions are stored in a managed Postgres database hosted on Netlify’s infrastructure in the United States, and are accessible to Sir Ashley Harrison and to anyone within the practice who needs them to respond to you. If a CRM is connected, submissions are also forwarded to it so that follow-up happens in one place; that processor is not yet named because the integration is not yet configured, and this notice will name it when it is.

Your information is never sold, rented or traded. It is not shared with lenders, builders, title companies, home warranty providers or lead-buying networks. If a referral to a lender, attorney, inspector or contractor would be useful, you will be asked first and you can decline. It is disclosed otherwise only where the law requires it or where it is necessary to complete a transaction you have asked for.

Email and text messages

Consent for email and consent for text are separate, explicit and unticked-by-default choices on every form, and neither is a condition of receiving the information you asked for. There is no automated drip sequence: if you request the quarterly market read you receive the quarterly market read. Every email carries an unsubscribe link; replying STOP to any text ends texts. Withdrawing consent does not delete your record — ask for deletion separately if that is what you want.

How long it is kept

Submissions are retained while there is an active enquiry and for a period afterwards for business-records and regulatory purposes. Real estate transaction records are subject to state record-retention rules in both North Carolina and South Carolina, which set the floor for anything connected to a transaction. The specific retention period for enquiries that do not become transactions is being confirmed with the brokerage and will be stated here; in the meantime, any deletion request is honoured to the extent the law allows.

Your choices

  • Ask what is held about you. Email the address above and you will get a copy of your record.
  • Correct it. Anything inaccurate is corrected on request.
  • Have it deleted. Deletion is honoured except where a record must be retained for a completed transaction under state rules. You will be told plainly if anything must be kept and why.
  • Withdraw consent. Unsubscribe from any email, reply STOP to any text, or ask directly. No explanation required, and it will not be queried.
  • Opt out of analytics. Use tracking protection or a browser extension. Nothing on this site stops working.

Residents of states with comprehensive privacy statutes may have additional rights, including a right to opt out of the sale or sharing of personal information — which is straightforward here, because none is sold or shared for advertising purposes. Requests are handled the same way regardless of where you live.

Security, children and changes

Submissions travel over HTTPS and are stored in a managed database with access controls; no system is perfectly secure and nobody should claim otherwise. To stop automated abuse, the form endpoint only accepts submissions made from this site and limits how many it accepts from one connection in a short window; that limit is applied by the hosting provider using your IP address at the moment of the request, and the address is not stored with your submission. This site is not directed at children and no information is knowingly collected from anyone under 16. If this notice changes materially, the review date at the top of the page changes with it — and if the change affects how your information is used, you will be told rather than left to notice.
