Gastonia, NC
Gastonia Homes for Sale: An Honest Area Guide
Direct answer
Gastonia is the county seat and largest city of Gaston County, about 87,000 residents on I-85 west of Charlotte across the Catawba River. It's one of the most attainable markets in the metro: the 2026 year-to-date median sale price was $297,900, and September's was $320,000, per Canopy MLS. Before you buy, know three things: a Gastonia mailing address often sits outside city limits, Gaston County revalues every property on January 1, 2027, and Gastonia's down payment program, which serves Gaston County, is only for people who already live there.

What most buyers get wrong about Gastonia
A Gastonia address often isn't inside Gastonia. Much of 28052, 28054, and 28056 is unincorporated Gaston County, which means no city tax but a fire district tax, county services, and sometimes well and septic. Other edges belong to separate towns like Dallas, Ranlo, Lowell, Cramerton, Bessemer City, and Belmont, each with its own rate. Check the parcel.
Budget for the 2027 revaluation. Gaston County's countywide revaluation takes effect January 1, 2027, so the current tax bill won't predict the 2027-28 bill. Rates may be reset in the June 2027 budget; ask me what it means for a specific home.
Expect construction on your commute. NCDOT is widening I-85 to six to eight lanes from Exit 17 in Gastonia to Exit 27 in Belmont, and the US 74 Catawba River bridge replacement is expected to run into 2031.
The down payment program is for current residents. Gastonia's Homebuyer's Assistance Program covers nearly all of Gaston County, with up to $15,000 standard and up to $50,000 through a pilot while funds last, but you must already live in Gaston County. If you're relocating, NC 1st Home Advantage's $15,000 is the better fit. See the details.
28056 is a different market. In Q3 2026, the median sale price was $280,000 in both 28052 and 28054, and $368,000 in 28056 on the south side, where many of the newer subdivisions are.
