Buying a Home in Charlotte With Your VA Benefit

How the VA benefit works, what the funding fee costs, how to write VA offers sellers take seriously, and the veteran tax benefits on both sides of the state line.

Direct answer

A VA home loan lets eligible veterans, service members and some surviving spouses buy a home with no down payment and no monthly mortgage insurance. Sir Ashley Harrison helps VA buyers across Charlotte, Huntersville, Kannapolis, Mooresville, Fort Mill, Indian Land and Tega Cay use that benefit well: understanding the funding fee, writing offers sellers take seriously, and claiming the veteran tax benefits North Carolina and South Carolina offer.

What is a VA home loan, and who qualifies?

If you served, thank you. Now put the benefit you earned to work.

A VA home loan is a mortgage from a private lender that is partly guaranteed by the U.S. Department of Veterans Affairs. That guarantee is why lenders can offer terms you won’t find on most other loans. Eligibility generally covers veterans and active duty service members who meet service requirements, members of the National Guard and Reserve who meet theirs, and certain surviving spouses.

Your first step is a Certificate of Eligibility, or COE. It confirms your eligibility and your entitlement, and it shows whether you’re exempt from the funding fee. Most VA lenders can request your COE for you.

Why it’s worth using

What are the benefits of a VA loan?

The VA loan is one of the strongest mortgage programs available, and many eligible buyers never use it.

Down payment

No down payment required

With full entitlement, you can buy with no down payment, and the VA doesn’t cap the loan amount. Your lender still sets limits based on your income and credit.

Monthly cost

No monthly mortgage insurance

Most low-down-payment loans add mortgage insurance every month. VA loans don’t, which can lower your payment.

Closing costs

Limits on what you pay

VA rules limit certain fees veterans can be charged, and sellers can contribute up to 4 percent of the home’s reasonable value in concessions, on top of normal closing costs.

Rates

Competitive interest rates

Because of the VA guarantee, lenders can often offer VA rates that compete with conventional rates. Compare quotes from more than one lender.

Flexibility

A reusable benefit

Your VA benefit isn’t one and done. You can use it again after you sell, and in some cases you can have more than one VA loan at once.

Resale

Assumable loans

A qualified buyer can assume a VA loan, which can be a real selling point later if your rate is lower than the market’s.

The one fee to understand

How much is the VA funding fee?

The funding fee is a one-time charge that helps keep the VA program running. You can pay it at closing or roll it into your loan. These are the current rates for purchase loans, as a percentage of the loan amount.

You’re generally exempt from the funding fee if you receive VA compensation for a service-connected disability, if you’re a surviving spouse receiving Dependency and Indemnity Compensation, or if you’re an active duty service member who shows proof of a Purple Heart on or before closing. Your COE shows your exemption status.

Rates and rules can change, so confirm the current figures with your lender or at VA.gov before you make decisions based on them.

Can veterans pay a buyer’s agent with a VA loan?

Yes. After the 2024 changes to how buyer’s agents are paid, the VA began allowing veterans to pay their own buyer’s agent. Before you tour homes, you sign a written buyer agreement that spells out exactly what your agent is paid and how.

Here is how Sir Ashley approaches it. Whenever it makes sense, the offer asks the seller to cover the buyer’s agent compensation. If you pay any part of it yourself, it comes from your own funds at closing: on a VA purchase loan, the funding fee is the only cost that can be rolled into the loan. How seller-paid compensation fits alongside your other seller concessions is confirmed with your lender before the offer goes in, so you know where things stand on every home.

How do I make a VA offer competitive in Charlotte?

Some sellers and listing agents still believe VA offers are harder to close. They worry about the VA appraisal or the VA’s minimum property requirements. Much of that reputation is out of date, and part of the job is making sure your offer gets the respect it deserves.

That starts with a strong pre-approval from a lender who closes VA loans regularly. Then the terms are written clean: a realistic closing date, a due diligence fee and earnest money that show you are serious in North Carolina, or the right contingency structure in South Carolina, and concession requests sized to the home’s condition and the market. Sir Ashley talks directly with the listing agent to explain how VA works and why your offer is solid.

If an appraisal looks like it is coming in low, the VA’s Tidewater process gives your side a chance to submit comparable sales before the value is finalised. Knowing how to use it can save a deal.

Can I use a VA loan for new construction?

Yes, and many Charlotte-area builders work with VA buyers. The VA has specific requirements for new homes, such as builder warranty documentation and inspections, and your lender coordinates them. Builder incentives can often be applied to VA purchases too.

Before you visit any model home, read how Sir Ashley helps buyers with new construction. The builder rules about registering your agent on the first visit apply to VA buyers as well.

What property tax benefits do disabled veterans get in North Carolina and South Carolina?

Both states offer property tax relief for qualifying disabled veterans, and they work very differently. This is general information, not tax advice, so confirm the details with the county or state before you count on them.

North Carolina. The disabled veteran homestead exclusion removes the first $45,000 of your home’s appraised value from property tax. It is available to North Carolina residents who own and live in the home and are honourably discharged veterans with a federally certified service-connected, permanent and total disability, and to qualifying unremarried surviving spouses. You apply through your county tax office.

South Carolina. Veterans who are permanently and totally disabled as a result of a service-connected disability may qualify for a full property tax exemption on their home and its lot, and on up to two private passenger vehicles. Qualifying surviving spouses may also be eligible. You apply through the South Carolina Department of Revenue. Separately, every owner-occupied primary residence in South Carolina can apply for the 4% assessment ratio.

Both states also exempt military retirement pay from state income tax for many retirees, with different eligibility rules. If you are deciding between the two states, the North Carolina and South Carolina guide lays out the broader differences.

Where are the VA health care facilities near Charlotte?

The Charlotte VA Health Care Center serves veterans in the city, and the W.G. (Bill) Hefner VA Medical Center in Salisbury, part of the same Salisbury VA Health Care System, is a short drive up I-85 from Kannapolis. If being close to VA care matters to you, that drive is factored into which areas you look at.

How it works

What are the steps to buying a home with a VA loan?

  1. Request guidance and talk strategy

Your goals, timeline and where you want to live, plus introductions to VA-experienced lenders.

  2. Get your COE and pre-approval

Your lender confirms your eligibility, entitlement and funding fee status, and pre-approves you with your real numbers.

  3. Search with VA in mind

Homes likely to have trouble meeting VA property requirements are flagged before you fall for them.

  4. Write a strong VA offer

Price, concessions and terms structured so your offer competes, and the case made directly to the listing agent.

  5. Inspection and VA appraisal

An independent home inspection, separate from the VA appraisal, with repairs and appraisal issues managed for you.

  6. Close and claim your tax benefits

After closing, a reminder to apply for any veteran property tax benefits and, in South Carolina, the 4% primary residence assessment.

VA home loan FAQ

Can I buy a home in Charlotte with no money down using a VA loan?

Yes, if you have full entitlement and qualify with your lender. VA loans don’t require a down payment, and there’s no VA loan limit for borrowers with full entitlement. You’ll still have closing costs, though sellers can contribute toward them.

How much is the VA funding fee in 2026?

For a first-time VA purchase with less than 5 percent down, it’s 2.15 percent of the loan amount. It drops to 1.5 percent with 5 percent down and 1.25 percent with 10 percent down. For subsequent use with less than 5 percent down, it’s 3.3 percent. Veterans receiving VA disability compensation are generally exempt.

Who is exempt from the VA funding fee?

Generally, veterans receiving compensation for a service-connected disability, surviving spouses receiving Dependency and Indemnity Compensation, and active duty service members who show proof of a Purple Heart on or before closing. Your Certificate of Eligibility shows your exemption status.

Can I pay my real estate agent with a VA loan?

Yes. The VA allows veterans to pay a buyer’s agent, and who pays can be negotiated with the seller. Any part you pay yourself can’t be financed into the loan; it comes from your own funds at closing.

Do sellers in Charlotte accept VA offers?

Yes. A strong VA offer, with a solid pre-approval and clean terms, competes well. Some sellers have outdated concerns about VA appraisals or property requirements, and part of Sir Ashley’s job is addressing those concerns directly with the listing agent.

Can I use my VA loan more than once?

Yes. You can reuse your VA benefit after selling a home and paying off the loan, and in some cases you can have more than one VA loan at the same time if you have remaining entitlement. Your lender can confirm your entitlement.

Do I still need a home inspection with a VA loan?

Yes. The VA appraisal checks value and minimum property requirements, but it is not a home inspection. An independent inspection protects you by looking much more closely at the home’s condition.

Do disabled veterans pay property taxes in South Carolina?

Veterans who are permanently and totally disabled as a result of a service-connected disability may qualify for a full exemption on their home. You apply through the South Carolina Department of Revenue. In North Carolina, qualifying veterans can exclude the first $45,000 of their home’s appraised value.
