There is no instant estimate on this page, and that is deliberate. What you get instead is the analysis an estimate would have been guessing at.
Direct answer
Your home is worth what a ready buyer will pay for it this month, in its current condition, against the specific properties competing with it. That figure cannot be produced from public records alone, which is what automated estimates use. A defensible answer requires genuinely comparable recent sales, adjustments for condition and finish that a model cannot see, and a read on current competition in your band. This page provides that analysis in writing, usually within one business day.

About this analysis
Why is there no instant home value estimate on this page?
Because an instant estimate would be a guess presented as a fact. Automated valuation models work from public records and broad comparables; they cannot see your condition, your finishes, your lot's specific advantages, or what is currently competing with you in your band. Published research on these models shows error ranges wide enough to change a pricing decision materially. Rather than publish a number this site cannot stand behind, it offers the analysis a number would be based on.
What do I actually get?
A written valuation analysis covering genuinely comparable recent sales, where your property sits within its band, what condition and presentation would and would not return, a defensible price range with the reasoning, and a strategy for the first ten days on market. If you are also buying, it includes how to sequence the two transactions.
Is this a commitment to list with you?
No. It is an analysis. Sellers use it to decide whether to sell at all, to test a number they have been given elsewhere, or to plan a move a year out. If the honest answer is that waiting serves you better, that is what you will be told.
How is this different from a Zestimate or a Redfin estimate?
Those are automated models applied at scale, which makes them useful for tracking direction across a whole market and unreliable for pricing one specific property. The difference here is that a person looks at your property, selects the comparables rather than accepting an algorithm's, adjusts for the things models cannot see, and explains the reasoning so you can disagree with it.
