Here's a question I hear from almost every buyer shopping new construction around Charlotte: what does an extra $100,000 actually get me?
It's a fair question, and the honest answer is more specific than "a bigger house." It shows up in layout, in finishes, in small details you'd never notice on a listing, and in location. To make the comparison as clean as possible, I toured two homes from the same builder. One was right around $450,000 in Mooresville. The other was right around $550,000 in Huntersville. Same builder, different price points, different towns.
Here's what I found when I toured both in September 2026.
The $450,000 Home: The Pinwell in Mooresville
The Pinwell is a two-story, three-bedroom plan with a flex room and a two-car garage, at just over 2,100 square feet. In this Mooresville community, it was priced right around $440,000.
You walk in to a flex room right off the front foyer, which works well as an office. The main level is open living, with an eat-in area rather than a dedicated dining room. The kitchen has granite countertops, a large granite island, big cabinets, and a walk-in pantry. There's no crown molding and no backsplash in the version I toured, which tells you where the builder made its trade-offs at this price.
Upstairs, there's a loft, and here's a detail worth knowing: that loft can be built as a fourth bedroom instead. That's rare in a plan like this, but it does happen. There's storage at the top of the stairs, a shared bathroom, two secondary bedrooms of good size with a walk-in closet, the laundry room, and a primary suite that comfortably fits a king bed. All in, you get three bedrooms with an office and a loft, and two and a half baths.
The community itself offers more range than the Pinwell alone. It also had three-bedroom townhomes starting around $350,000, some single-family homes from around $399,000, and a five-bedroom plan at roughly $450,000 to $470,000, close to what the Pinwell costs.
Mooresville sits about 25 to 35 minutes north of Uptown Charlotte. A lot of people relocate there for work, with employers like Lowe's in the area and a lot of people working in NASCAR-related jobs.
The $550,000 Home: The Fleetwood in Huntersville
The Fleetwood is also a two-story home with a two-car garage, but it's a different class of plan: four bedrooms, three full baths, and just under 2,600 square feet. It was priced right around $550,000, and depending on upgrades it can approach $600,000. The Huntersville community itself starts around $450,000, so the Fleetwood is near the upper end of what's offered there.
The differences start the moment you walk in. There's a dedicated dining area, which the Pinwell doesn't have. The living room has a stone fireplace. The main level has crown molding. The kitchen adds a white subway tile backsplash and a deluxe kitchen package with the oven and microwave built into the cabinetry. You get a hood range, plus both a butler's pantry and a walk-in pantry. Out back, there's a covered lanai.
The biggest functional difference is on the main floor. Where the Pinwell has a flex room, the Fleetwood has a full bedroom and a full bathroom. A lot of people use that room as an office. But if you have guests who'd rather not climb stairs, they get their own room and their own shower on the first floor. In the Pinwell, even if you turned the flex room into a bedroom, there's only a half bath downstairs, so guests would still head upstairs to shower.
There's also a drop zone off the garage, and the garage has a utility sink. That sounds minor, but it's becoming more and more rare to find one at this price.
Upstairs, the loft is about one and a half times the size of the Pinwell's. Both plans have generous secondary bedrooms. Then you get to the primary suite, and this is where the Fleetwood really sets the bar. It has two zones: the bedroom and a separate sitting area that people turn into a small living room or a study. The closet is huge. I joked the first time I saw it that it might be a little bigger than the bedroom I grew up in. The primary bath has a separate garden tub and a tiled shower instead of a plastic insert.
Huntersville is north of Charlotte, about 15 to 25 minutes to Uptown and about 15 to 20 minutes from Mooresville.
So What Does the Extra $100,000 Buy?
Put the two side by side, and the extra money buys four things.
First, space: roughly 500 more square feet, a fourth true bedroom, and a bigger loft. Second, function: a main-floor bedroom with a full bath, a dedicated dining area, and two pantries. Third, finishes: crown molding, a backsplash, built-in appliances, a stone fireplace, a tiled shower, and a garden tub. Fourth, location: Huntersville puts you closer to Uptown than Mooresville does.
Whether that's worth $100,000 depends entirely on how you live. If you work from Uptown every day, the commute alone might settle it. If you mostly need three bedrooms and an office, the Pinwell gives you a lot of home for the money, and the townhomes and lower-priced single-family homes in that community stretch your budget even further. The math is easy. Knowing what you'll actually use is the harder part.
What Most Buyers Don't Realize About Incentives
New construction almost always comes with incentives. But here's the part most people miss: what the builder is offering is just the starting point. What matters is what you can negotiate on top of it.
That depends on the community, the time of the month, and how sales are going there. If you walk in without knowing those things, you have no way to position yourself. And the sales reps in the model, as friendly and helpful as they are, represent the builder, not you.
It also doesn't cost you anything to have your own representation. The builder has already priced it in, so you won't get a discount for going without an agent. What you will get, with the right representation, is someone negotiating price, incentives, and terms for you, and watching that your home is built on schedule without corners being cut.
