Del Webb Carolina Riverside: Touring the Compass Floor Plan and Understanding the Incentives

Here's how a lot of people shop new construction. They walk into the model home, see the kitchen, fall in love, and sign.

That's completely backwards.

Before you walk into any new home community, you should know what incentives are on the table. Builders run offers that most buyers never ask about, and some of them can stack. I recently toured the Compass floor plan at Del Webb's Carolina Riverside in Belmont, North Carolina, and it's a good illustration of why the order you do things in matters.

One note before we go further. Everything about pricing, availability, and incentives in this article reflects what I saw when I filmed in early September 2026. New construction changes quickly. By the time you read this, that specific home has likely sold or been repriced, and the incentives have almost certainly changed. The floor plan, the community, and the strategy still apply.

Belmont Sets the Scene

Belmont is a suburb just outside Charlotte with a walkable downtown that a lot of towns have spent years trying to recreate. Brick storefronts, diners, coffee shops, and the kind of sidewalk where you end up nodding at people because you recognize them. Belmont never tore its downtown out, so it still has that small-town main street feel.

The Community

Carolina Riverside is a Del Webb 55+ community. The centerpiece will be a 19,000-square-foot amenity center with an indoor pool, which was expected to be ready around February 2027 when I filmed. The community also plans an outdoor pool, bocce, tennis, and pickleball courts, and an extensive network of walking trails.

The Compass Floor Plan

The Compass usually comes as a single-story home, like most of the homes in the community. As a single story, it's a two-bedroom plan. You can also choose a one-and-a-half-story version that adds an upstairs loft and a third bedroom.

You come in to a flex space near the front. If you're still working, it's a natural home office. If you're not, it makes a good reading room, and some owners close it off and use it as a guest room.

The living room is open, and what stands out most in this plan is the natural light. The kitchen has a large island and a lot of cabinetry. The model I toured had the optional deluxe kitchen package. There's a small pantry, and honestly, with that much cabinet space, you don't need a huge one. A casual dining area sits right off the kitchen, with a view to the backyard.

On the other side of the home, there's a first-floor laundry room, a secondary bathroom, and the second bedroom. There's storage under the stairs, and even in the single-story version without a staircase, you still get a shallower storage space there.

The primary suite has a tray ceiling and room for a king-size bed. The primary bath has a tiled shower with a bench, a dual vanity with quartz countertops, tile floors, and a walk-in closet. One optional feature I liked is a laundry chute in the closet that sends clothes straight to the laundry room.

This plan works well for buyers who want to downsize but still have a kitchen made for entertaining.

The Specific Opportunity at the Time of Filming

When I filmed, there was one quick move-in Compass available. It had been listed at $538,000 and was reduced to $493,000, a reduction of well over $30,000. The anticipated completion date was October 2026.

That timeline is worth understanding either way. A near-term completion means you're not waiting two years for a home to be built. It also means quick move-in homes tend to be the first to sell in any community, because they're the ones buyers can actually close on soon. If a home like this interests you, the right move is to ask what's currently available rather than assume this one still is.

The Five Incentives I Found

When I filmed, Del Webb had five offers running at Carolina Riverside:

  • A 10-day sales event taking 50% off homesite premiums, up to $10,000
  • A free 2027 E-Z-GO golf cart on quick move-in homes closing in 2026
  • A fly-and-buy program reimbursing up to $2,500 in travel for out-of-state buyers coming to visit
  • A $2,000 Hometown Heroes discount for teachers, nurses, EMS, police, firefighters, and active and retired military
  • $50,000 off a basement homesite

A lot of buyers treat offers like these as a menu where you pick one. Often they aren't. Depending on the home and the terms, several may apply together.

To make that concrete, picture a retired teacher flying in from out of state to look at that quick move-in Compass. On top of the price reduction, that buyer could potentially see up to $10,000 off a homesite premium, $2,000 for their service, up to $2,500 back for a trip they were taking anyway, and a golf cart in the garage. In an active adult community, a golf cart isn't a toy. It's a second car for getting to the clubhouse, the courts, and the neighbor's driveway.

Each of these offers had its own terms and end date, so confirm exactly what's available and how they combine before you count on any of them.

Three Questions I Hear About This

Doesn't 55+ mean giving something up? Walk the pickleball courts on a Saturday and see if anyone looks like they gave something up. These communities are built around people who have time and control over their own calendars. That's the best version of the arrangement, not the consolation prize.

Should I wait and see what rates do? You can, but be clear about what you're waiting on. Rates can be refinanced later. A specific home with a specific price reduction and specific incentives may not be there when you come back. Weigh both sides honestly, and talk to a lender about how a future refinance might fit your situation.

How do I know it's right for me? Del Webb offers an experience visit, where you stay in a fully furnished home in the community and live the routine before you buy. If you're seriously considering it, I'd do that. Try the Tuesday before you buy the Tuesday.

Where I Land

The Compass isn't the biggest home at Carolina Riverside, and it was never trying to be. It's an efficient way into a community where the amenities, the location, and the social structure do more work than extra square footage ever could. Fourteen hundred square feet in the right community will beat three thousand in the wrong one.

Strategy First, Then the Tour

The buyers who struggle in new construction are usually the ones who fall in love before they run the numbers. By then, they've given up their leverage.

So do it in the right order. Build your strategy first, then tour. If you're considering Carolina Riverside or any 55+ community around Charlotte, I'm glad to help you sort out what's available and what the real numbers look like. When you're ready, reach out.
