There's a belief I hear constantly from people shopping around Lake Norman. They assume a brand new single-story home near the lake means one of two things: spending half a million dollars, or living so far out that the commute eats an hour of your day each way.
That belief keeps a lot of buyers from even looking. And it isn't quite right.
When I filmed this in October 2026, I was standing in a brand new, Energy Star certified ranch-style home on the west side of Lake Norman, in Denver, North Carolina, starting in the mid $300s. Three bedrooms, two full baths, a two-car garage, and just under 1,600 square feet. It isn't a mansion, and it isn't trying to be. But it is a new, single-level home near the lake at a price most people don't expect.
Let's walk through it, and then talk about what you should actually be paying attention to.
The Home: Under 1,600 Square Feet That Doesn't Feel Small
The first thing I want buyers to notice in this plan isn't a finish or an appliance. It's the layout.
We've all walked through homes with wasted space. A hallway that goes nowhere, a formal room nobody uses, a strange corner that ends up holding a plant and a vacuum. This plan doesn't have that problem. At just under 1,600 square feet, it uses nearly every inch of it.
You come in through a foyer. Two secondary bedrooms sit toward the front of the home with a full bathroom between them, which keeps guests or other household members on their own side of the house. Right off the foyer is the entry to the garage, and in this model there's a space that's staged one way but is actually the laundry room. There's room to add shelving and get extra storage out of it, which is the kind of practical detail you appreciate a year after move-in.
From there, the home opens into the main living space under a high vaulted ceiling. That ceiling does a lot of work. It makes the room feel bigger than the square footage suggests. The kitchen has plenty of cabinet space, a generous amount of countertop, and a very large pantry, which is usually the first thing people run out of in a smaller home.
The primary suite and the third bedroom finish out the plan. Everything is on one level, and that matters to a lot of buyers, both people who want to stay in a home for the long haul and people who simply don't want to climb stairs every day.
The Community: Bella Vista by KB Home
This home is in Bella Vista, a KB Home community in Denver. It's planned for about 220 homes across two collections, the Classic collection and the Heritage collection, so there's more than one size and price point inside the same neighborhood.
Amenities include a private pool, a cabana, a playground, and walking trails through the neighborhood. At the time of filming, the HOA was about $90 a month. For a community with a pool and trails, that's a reasonable number, and it's one you should always weigh when you compare neighborhoods. A low price with a heavy HOA isn't always the bargain it looks like.
The setting is part of the appeal. This is the quiet, unhurried west side of Lake Norman. You're about 10 minutes from a lakeside park with boat launches, splash pads, and walking trails along the water, so you get real access to the lake without paying lakefront prices.
The Commute and the Tax Picture
Here's where people tend to underestimate the west side of the lake.
Bella Vista sits right off Highway 16, which is a direct route into Uptown Charlotte. The drive runs about 25 to 30 minutes depending on traffic. That's not the 60-minute commute people assume they'll have to accept to be near Lake Norman at this price.
Then there's the tax side, which most buyers never think to compare. Denver is in Lincoln County, not Mecklenburg County, and in my experience the property taxes are noticeably lower. That means you may save twice: once on the price of the home, and again every year on the tax bill. Tax rates do change, so confirm the current numbers with the county or a tax professional before you build your budget around them.
What Most Buyers Misunderstand About New Construction Pricing
The advertised starting price is a starting point. That's true here and it's true in every new construction community I walk into.
Builders run incentives, and sometimes they cut prices. But the part most buyers miss is that what's printed on the flyer is rarely the whole story. There's what the builder is offering, and then there's what can be negotiated beyond that. Knowing the difference takes experience with how builders operate and what questions to ask.
This is the real issue. When you walk into a model home, the sales team is friendly and helpful, and they represent the builder. That's their job. The builder has a whole team working on its behalf. You should have someone working on yours.
And here's the part that surprises people: going in without your own agent doesn't save you money. Builders typically don't lower the price because you came in alone. You just end up negotiating against professionals by yourself.
Who This Home Makes Sense For
I'd put Bella Vista on the list for buyers who want new construction, want single-level living, want to be near Lake Norman, and want to keep their monthly payment reasonable. If those four things matter to you, it's worth a visit.
It won't be the right fit for everyone. If you need more square footage, want to be inside Mecklenburg County for work or other reasons, or want a shorter drive to a specific part of Charlotte, there may be better options. The point isn't that this community is the answer. The point is that the answer may be different from what you assumed.
Let's Talk Through Your Options
Real estate isn't complicated, but it is emotional, and new construction adds a layer of moving parts most people only see once. My team and I spend our days helping buyers sort through communities like this one, compare the real costs, and figure out where the room to negotiate actually is.
If a new home near Lake Norman is something you're thinking about, whether it's Bella Vista or another community entirely, I'm glad to walk through it with you. When you're ready to have that conversation, reach out.
