If you're looking at homes on the South Carolina side of Charlotte, two names come up more than any others: Tega Cay and Fort Mill. They share a school district, a county, and a border. Many people use the names almost interchangeably, and plenty of homes with a Fort Mill mailing address are actually a few minutes from Tega Cay's city limits.
But they're not the same place, and the differences show up in ways that matter: how you spend your weekends, what you pay in taxes and utilities, how you get to work, and what kind of home you can buy for your budget.
Let's walk through both communities honestly, including the parts that don't make the brochures, so you can decide which one actually fits your life.
The quick version
Tega Cay is a smaller, quieter city built on a peninsula on Lake Wylie, centered on the water, golf, and parks. Fort Mill is a larger, fast-growing town with a historic downtown, more shopping and dining, more new construction, and more traffic. Both are in the Fort Mill School District. Both sit on the South Carolina side of the line, with South Carolina's tax structure. And both have become some of the most sought-after addresses in the Charlotte region.
The right choice usually comes down to one question: do you want your daily life organized around the lake, or around convenience?
Tega Cay: lake life on a peninsula
Tega Cay's story starts in 1970, when the Ervin Company of Charlotte bought roughly 1,600 acres from Duke Power on a peninsula jutting into Lake Wylie, the reservoir created when the Catawba River was dammed in 1904. Residents incorporated the city in 1982 to gain more control over growth and services. Today it's home to about 12,800 people as of the 2020 census, with miles of Lake Wylie shoreline.
Life in Tega Cay revolves around the outdoors. The city has a 27-hole golf course, a marina and boat launches, a city-owned swimming pool, tennis and pickleball courts, walking trails, and more than a dozen city parks, a couple of them right on the water. The terrain is hilly and heavily wooded, which gives many streets a secluded, tucked-away feel that's hard to find this close to Charlotte.
The housing ranges widely: older lake homes and wooded lots in the original core, newer subdivisions on the edges, townhomes, and waterfront homes at the top of the market. According to Redfin, Tega Cay's median sale price was about $615,000 in August 2026, up 3.3% from a year earlier. In a small city, that monthly median can swing based on how many waterfront homes happened to close, so treat it as a guide, not a rule.
What to know before you buy in Tega Cay
Here's the part nobody tells you. A peninsula is beautiful, and it's also a peninsula. There are only a few ways in and out, and the main routes funnel traffic toward SC 160 and Interstate 77. At rush hour, that can add real time to your commute. Drive it at the hour you'd actually leave for work before you commit.
If you're buying on the water, there's another layer. Duke Energy manages the shoreline of Lake Wylie, and docks, boat slips, and shoreline changes are subject to its permitting rules. Not every waterfront lot can have a dock, and not every existing dock was permitted. Ask for documentation, and have your agent confirm what's allowed before you fall in love with a view.
The City of Tega Cay provides water and sewer service to residents inside the city. Rates effective October 1, 2025, are an $11.81 monthly base charge plus $6.59 per 1,000 gallons for water, and a $19.14 monthly base charge plus $8.31 per 1,000 gallons for sewer. For a household using 5,000 gallons a month, that's roughly $105 combined. It's worth comparing to what you pay now and to what a Fort Mill address would cost, because utility providers vary by location.
Fort Mill: a fast-growing town with a real downtown
Fort Mill is a different kind of place. It's a town with deep roots, a walkable historic Main Street, and a population that has exploded. According to Census estimates reported by the Post and Courier, the Town of Fort Mill grew from 24,529 people in 2020 to 36,244 in 2024, an increase of about 48% in four years. In the 2025 estimates released this spring, Fort Mill led the Charlotte region's larger communities in percentage growth.
That growth brings real advantages. Fort Mill has far more shopping, dining, and services than Tega Cay, from downtown Main Street to the Baxter Village town center to the Kingsley corridor and the stores along SC 160. It's next to the Anne Springs Close Greenway, a privately owned nature preserve of roughly 2,100 acres with trails, lakes, and programming. It has a wide range of neighborhoods, from walkable Baxter Village to golf communities like Springfield to newer master-planned communities along the Catawba River on the town's eastern side. And it has much more new construction.
Redfin reported Fort Mill's median sale price at about $550,000 in September 2026, essentially flat from a year earlier. Because Fort Mill has more homes at more price points, buyers usually have more choices in the $400,000 to $700,000 range than they do in Tega Cay.
What to know before you buy in Fort Mill
Growth has costs. Traffic on SC 160, US 21, the Fort Mill Parkway, and the I-77 interchanges is the town's most common complaint. SCDOT has been widening SC 160 and rebuilding its interchange with I-77, and the town has pushed for more road improvements through York County's Pennies for Progress sales tax program. Those projects help over time, but construction adds its own delays in the meantime.
Schools have been racing to keep up too, which is why the Fort Mill School District charges an impact fee of $29,640 on every new single-family home, set by York County in 2025. Builders pass that cost into the price of new construction in both Fort Mill and Tega Cay.
And there's one detail that catches buyers constantly: a Fort Mill mailing address doesn't mean you live in the Town of Fort Mill. Large parts of the Fort Mill area are unincorporated York County. That affects your taxes, your services, and sometimes your utility provider.

The tax detail almost everyone gets wrong
South Carolina taxes an owner-occupied primary residence at a 4% assessment ratio and exempts it from school operating taxes, as long as you apply for the legal residence rate after you buy. The millage then depends on exactly where the home is. According to York County's 2025 millage rates, an owner-occupied home in the Fort Mill School District pays:
| Owner-occupied, Fort Mill School District (York County 2025 millage) | Millage at 4% assessment | Est. annual tax on a $450,000 home |
|---|---|---|
| City of Tega Cay | 240.2 mills | About $4,324 |
| Town of Fort Mill | 237.2 mills | About $4,270 |
| Unincorporated York County, Fort Mill schools | 165.6 mills | About $2,981 |
| City limits vs. unincorporated | About $1,300 a year difference |
Look at those first two rows. Tega Cay and the Town of Fort Mill are nearly identical. The real difference is between living inside a municipality and living in unincorporated York County with a Fort Mill address, which can save roughly $1,300 a year on a $450,000 home in this example. In exchange, unincorporated areas don't get town services like municipal police, and services and utility providers can differ.
Vehicles are taxed differently. South Carolina assesses cars at 6% of value and applies the full local millage, without the homeowner exemption. In Tega Cay, the full levy is 576.8 mills, in the Town of Fort Mill 573.8, and in unincorporated Fort Mill 502.2. On a $30,000 car, that's roughly $1,000 a year inside either city and about $900 outside them. If you're coming from North Carolina, where the same car might cost a few hundred dollars a year in property tax, budget for that.
Schools
Both communities are served by the Fort Mill School District, and for some buyers that shared district is part of the decision. Because the district has grown so quickly, it has opened new schools and redrawn attendance lines over the past several years, and it will likely continue to. Don't rely on a listing or a neighbor for school assignments. Verify the specific address with the district's online school locator before you buy.

How to choose
Choose Tega Cay if the lake is the point. If you picture weekends on the water, mornings on the golf course or the trails, and a quieter, wooded setting in a city that still feels small, Tega Cay is hard to beat. Just make sure the commute works for you and, if you're on the water, that the dock situation is what you think it is.
Choose Fort Mill if convenience and choice are the point. If you want restaurants and shopping nearby, a walkable downtown or town center, more new construction, and the widest range of neighborhoods and price points, Fort Mill offers more options. Just be realistic about traffic and pay close attention to whether a home is inside the town limits or in unincorporated York County.
And if you're torn, the deciding factor is often the specific home, not the city. A great house on a quiet street in either community will serve you better than a compromised one in the "right" town.
What doesn't change on either side
Whichever you choose, you're buying into the same broader advantages: the Fort Mill School District, South Carolina's income tax system, the 4% owner-occupied assessment, and quick access to Charlotte. You're also taking on the same responsibilities: applying for the legal residence rate after closing, budgeting for South Carolina vehicle taxes, and understanding the impact fee built into new construction.
The bottom line
Tega Cay and Fort Mill are neighbors with different personalities. Tega Cay is lake, golf, and quiet. Fort Mill is downtown, growth, and options. Their property taxes inside city limits are nearly the same, and both are served by the Fort Mill School District. The real differences are lifestyle, commute, the homes available in your budget, and whether the address you're considering is inside a municipality at all.
Real estate isn't complicated, but it is emotional, and two communities this close together can feel like a coin flip until you look at the details. The math is easy. The discipline is matching the place to how you actually live.
