Luxury new construction this close to Lake Norman and Birkdale Village, with this level of architecture and finish, doesn't come up often. When it does, the first question buyers ask me is simple: what does it actually cost?

The honest answer is usually more than the website says. Not because anyone is hiding anything, but because the advertised starting price rarely includes the finishes and the lot that make the home look like the one you toured.

I spent time at Overbrook Estates by Toll Brothers in Huntersville, touring the C4 floor plan in the Dogwood collection. Here's what that home looks like, what the community offers, and how I'd think about the numbers.

The Price You See Versus the Price You Pay

When I filmed this in October 2026, the website showed this plan starting in the mid $600s. Realistically, with the finishes and the lot, you're looking at the high $600s to the mid $700s.

That gap is normal in luxury new construction. Base price is one number. Then come the design selections, the lot premium, and the options you'll want once you see them in person. Plan for the realistic number from the start, and you won't feel the budget slip away from you in the design studio.

Inside the C4 Floor Plan

You walk into a grand foyer that opens up to two stories. Right off the entry there's a flex space, staged as an office in the model, and a bedroom with a full bath on the main level. That downstairs bedroom is one of the most useful features a home can have. It works for guests, for a relative who would rather not take the stairs, or for anyone who needs a little separation.

The kitchen comes with the deluxe kitchen package: a drop-in cooktop, a beautiful backsplash, quartz countertops, and 42-inch cabinetry. There's a pantry, and the garage is an oversized two-car. The open living space flows straight out to a covered lanai, which is where a lot of people end up spending their evenings.

Upstairs there's a large loft, then bedrooms two, three, and four, along with the laundry room. The primary suite is the showpiece. There's more than enough room for a king-size bed plus additional furniture, so you can carve out a real sitting area inside the bedroom instead of just squeezing in a nightstand.

The Dogwood collection ranges from three to five bedrooms and up to about 3,200 square feet. Overbrook Estates also has two other collections, Elm Street and Ash Leaf, so there's a range of sizes and price points within the community.

The Community and Its Amenities

Overbrook Estates is a brand new master-planned community with 357 home sites, set in a quiet, tree-lined pocket of Huntersville. That kind of setting is getting harder to find in this part of the county.

Toll Brothers is building out a resort-style amenity center. The plan includes a lap pool with poolside cabanas and lounge decks, a modern clubhouse with event and social spaces, an outdoor fire pit lounge, and a covered entertaining patio. The community also connects directly to walking trails and the McDowell Creek Greenway, which gives you miles of paved nature trails right outside the neighborhood.

At the time of filming, the HOA was about $125 a month, covering the amenities, pool operations, and common area upkeep. If you've compared other communities with this kind of amenity package, you know that's a strong number for what you get.

Location: Where Huntersville Earns Its Reputation

Overbrook Estates sits in one of the most strategic spots in north Mecklenburg County. Birkdale Village, with its dining, boutique retail, and coffee shops, is about five to eight minutes away depending on traffic. Lake Norman marina and lake access are less than 10 minutes away for boating, paddleboarding, and waterfront restaurants.

You also have quick access to I-77 heading north or south. The drive into Uptown typically runs 25 to 35 minutes depending on the time of day. That's the balance a lot of buyers are looking for: close enough to the city for work, close enough to the lake for weekends.

The Incentives, and the Question Most Buyers Don't Ask

Overbrook Estates is actively releasing home sites across its initial phases, and Toll Brothers is known for rolling out aggressive national and local promotions. When I filmed, they were offering up to 50% off design studio upgrades, up to $50,000 on select homes. Alongside that, there was closing cost flex cash or competitive rate buydowns to bring the purchase price or monthly payment down.

Here's where people get it wrong. They see the headline promotion and assume that's the whole conversation. It isn't. The real question is twofold: which of the offered incentives does the most for your situation, and what else is available that isn't being advertised?

A design studio discount is valuable if you were going to spend heavily on upgrades anyway. A rate buydown may do more for your monthly payment. Closing cost help might matter most if you want to protect your cash reserves. The right choice depends on your finances, not on which one sounds biggest.

Who Overbrook Estates Tends to Fit

I'd point a buyer toward Overbrook Estates when a few things line up. You want luxury finishes without building a custom home. You want to stay in north Mecklenburg County with a reasonable drive into Uptown. You'd like Lake Norman and Birkdale Village close enough to enjoy on a weeknight, not just on vacation days. And you want amenities like a pool, a clubhouse, and greenway access without paying a heavy HOA every month for them.

If those priorities match yours, the C4 plan and the other Dogwood floor plans are worth seeing in person. If your budget tops out closer to the advertised starting price, be honest with yourself about the finishes and lot you'd actually choose, because that's where the number climbs. And because the community is still releasing home sites in its early phases, what's available, and at what price, can shift from one visit to the next.

Making a Decision This Size

This is a large investment, and it deserves more than a good feeling in a model home. The finishes at Overbrook Estates are excellent, and the location speaks for itself. But the smartest buyers I work with separate the emotion of the tour from the math of the purchase, and they do it before they sit down at the sales desk.

That's the work I do every day: helping clients understand what's being offered, what isn't, and which path makes sense today and over the years they'll own the home.

If Overbrook Estates or another Huntersville community is on your list, I'm happy to walk through the numbers with you. When you're ready to have that conversation, reach out.
