How Long Does It Take to Sell a House in Charlotte?

Direct answer

Across the Charlotte region, homes that closed in September 2026 spent an average of 54 days on market and took about 101 days from listing to closing, per Canopy MLS. Add a few weeks of preparation before listing, and most sellers should plan on roughly three to four months from the decision to sell to the closing table. That varies widely by area and price: SouthPark's 28210 ZIP averaged 30 days on market in Q3 2026, while Davidson averaged 78 in September. Price and condition drive most of the difference. Days on market counts the time a listing is active or under contract with showings continuing. Listing to closing counts every day from going live to the sale recording, so it includes the contract period.

Stage by stage

What are the stages of selling a house, and how long does each take?

  1. Preparation: about 2 to 6 weeks

Pricing analysis, repairs, paint, cleaning, documents, and photos. Most of this is in your control.

  2. On the market: weeks to months

In September 2026 the regional average was 54 days. Well-priced homes in strong areas move much faster; overpriced homes take much longer.

  3. Under contract to closing: in my experience, often 4 to 7 weeks

In North Carolina, the buyer's due diligence period is negotiated, followed by loan approval, appraisal, and an attorney-supervised closing. South Carolina contracts differ, but also close with an attorney. Cash sales can close faster.

  4. After closing

Possession and moving, including any leaseback you've negotiated.

What speeds it up

How can I sell my house faster?

1

Price it right on day one

The first ten days bring the most attention. A correct opening price is the single biggest factor in speed.

2

Remove inspection surprises

Fix the deferred maintenance a buyer's inspector would flag, so the contract doesn't stall in due diligence.

3

Make it easy to show

Flexible showing windows and a clean, decluttered home.

4

Have paperwork ready

Disclosures, HOA documents, permits, and any lake or dock permits on hand before you list.

5

Choose strong terms, not just price

A buyer with solid financing and a realistic closing date can be worth more than a slightly higher offer.

6

Consider a cash or as-is route

If the date matters more than the last dollar, compare a cash offer side by side. See your options.
