The written answer

Both lakes are inside the metro, which makes waterfront a mainstream housing choice here rather than a second-home category. Lake Norman is larger and supports a wider range of towns and price points; Lake Wylie sits on the South Carolina side with different district assignments and tax treatment. Whichever you choose, waterfront, water-view and water-access are three different things at three different prices, and listings do not always distinguish them. The three underestimated items are dock permitting, which is not automatic and does not always transfer as buyers assume; flood zone status and its insurance consequence; and recurring dock and shoreline maintenance.
