If you've already decided that the South Carolina side of Charlotte is for you, the next question gets specific fast. Not "Tega Cay or Fort Mill?" but "which neighborhood, at my budget, gives me the most for my money?"

That's a harder question, because the two communities overlap more than most people realize. They share a ZIP code, a school district, and a lot of buyers. And the best value often hides in details that never make it into a listing: whether a home is inside city limits, how old the roof is, what the HOA really covers, and whether a lake view comes with lake access.

If you want the big-picture comparison, start with our guide to Tega Cay vs. Fort Mill, which covers lifestyle, history, taxes, and traffic. This article goes neighborhood by neighborhood and budget by budget, so you can see what your money buys on each side.

The short answer

Under about $450,000, Fort Mill usually offers more choices, from 2000s-era single-family neighborhoods to new townhome communities, while Tega Cay's options at that price lean toward townhomes, condos, and older homes in the original core. Between about $550,000 and $750,000, both have strong amenity-rich neighborhoods, like Lake Ridge in Tega Cay and Massey in Fort Mill. Above $800,000, the choice is about lifestyle: Tega Cay's lake and custom-home lots versus Fort Mill's walkable Baxter Village or golf-centered Springfield. In every price range, whether the home is inside a city or in unincorporated York County can change your tax bill by well over $1,000 a year.

First, the address trap

Tega Cay homes typically carry the 29708 ZIP code, the same one used for much of western Fort Mill. A home with a "Fort Mill" mailing address might be inside the City of Tega Cay, inside the Town of Fort Mill, or in unincorporated York County. That matters, because owner-occupied property taxes in the Fort Mill School District vary by jurisdiction.

Estimated owner-occupied property tax on a $600,000 home (York County 2025 millage, Fort Mill School District)
ItemMillageEst. annual tax
City of Tega Cay240.2About $5,765
Town of Fort Mill237.2About $5,693
Unincorporated York County165.6About $3,974
City limits vs. unincorporatedAbout $1,790 a year difference

The two cities are nearly identical. The real savings come from unincorporated areas, which trade some municipal services for a lower millage. Always confirm the jurisdiction for a specific address before comparing prices, because at the same price, the unincorporated home in this example saves almost $9,000 in property tax over five years.

A note on the numbers below: they come from local brokerage community pages and Redfin as of October 2026. Some figures are 12-month median sale prices; others are the median asking price of homes currently listed, which runs higher. We label which is which. Small neighborhoods can swing a lot from month to month, so treat these as a map, not a quote.

TakeawayMore single-family choice in Fort Mill; lake-close value in Tega Cay's older core

In this price range, Fort Mill has more to offer, especially in single-family homes. Waterstone, built mostly in the early 2000s, had a 12-month median sale price of about $374,500 across 28 sales, with a mix of single-family homes and townhomes and a community pool and clubhouse. Whitley Mills, built from 2005 to 2011, had a 12-month median of about $426,000, with smaller lots, a pool and clubhouse, and a no-rental policy that supports owner-occupancy. New townhome communities, like those at Wilson Farms, add modern options in the high $300,000s to low $400,000s.

Tega Cay's options at this price are mostly townhomes and condos, like Calloway near the golf course, Windhaven, and Stonecrest Villas, plus older single-family homes in the original peninsula, many built in the 1980s. That original core is Tega Cay's hidden value play: an older home on a wooded lot, minutes from the water, at a price well below the newer neighborhoods. Just budget for updates and inspect carefully.

About $550,000 to $750,000: the amenity sweet spot

This is where the two communities compete most directly. In Tega Cay, Lake Ridge, built mostly from 2012 to 2016, had a 12-month median sale price of about $657,500 across 18 sales, with an Olympic-size pool and water slide, a clubhouse, fitness center, trails, and courts. Homes there averaged more than four bedrooms on lots of about a quarter acre. Homes took a median of about 83 days to sell, which gives buyers room to negotiate. River Falls adds new construction in a similar range.

In Fort Mill, Massey is known for its residential lazy river, with current listings around $690,000 and homes built mostly in the late 2010s. Masons Bend and Carolina Orchards sit in a similar range, and Lennar's Elizabeth community offers newer homes with current listings around $500,000.

The value question here is age and amenities. A 2014 home in Lake Ridge and a 2019 home in Massey may be priced similarly, but the newer home may need less work, while the older one may come with a more established community. Compare HOA dues, what they include, and the age of each home's roof and HVAC systems.

TakeawayLake and land in Tega Cay; walkability or golf in Fort Mill

At the top of the market, value is about what you can't replicate. In Tega Cay, Serenity Point offers custom homes on lots that average about 0.62 acres, with Lake Wylie access and waterfront or lake-view settings in parts of the community. Its 12-month median was about $900,000 across a handful of sales, with a median of about 140 days on market. Older waterfront neighborhoods like Windjammer and Seven Coves offer direct lake frontage, and some homesites are dockable.

In Fort Mill, Baxter Village (see our Baxter, Springfield and Waterside comparison) offers walkability and a town center, with current listings around $770,000. Springfield offers golf-course living and large homes, with current listings around $1.4 million, and newer luxury communities like Habersham and Arden Mill add more options.

Here's the part nobody tells you. On the lake, "waterfront" doesn't always mean "dock." Duke Energy manages the Lake Wylie shoreline, and docks require permits. Confirm what's allowed, and whether an existing dock was permitted, before you pay a waterfront premium.

The value levers beyond price

  • Taxes by jurisdiction. As the table above shows, unincorporated York County can save well over $1,000 a year compared with either city.
  • HOA dues and what they cover. A higher HOA with lawn care, a large pool complex, and a fitness center may be a better deal than a lower one that covers little. Ask for the budget and reserves.
  • Home age. Homes from the 1980s through the early 2000s may need roofs, HVAC systems, windows, or decks soon. Newer homes cost more up front but often less in the first decade.
  • New construction costs. New homes in the Fort Mill School District carry a school impact fee of $29,640, set by York County in 2025, which builders build into their prices. Builder incentives can offset some of that. Compare the true all-in cost.
  • Lake access versus lake rights. A lake view, a community boat ramp, and a private dock are three very different things, at three very different prices.
  • Commute. SC 160, Gold Hill Road, and the I-77 interchanges can be slow at rush hour. A cheaper home with a much longer commute isn't always better value.
  • Schools. Both communities are in the Fort Mill School District, but assignments vary by address and have changed as the district has grown. Verify with the district's online school locator.

What the market is doing

Redfin reported Tega Cay's median sale price at about $615,000 in August 2026, up 3.3% from a year earlier, and Fort Mill's at about $550,000 in September 2026, essentially flat. With the 30-year mortgage rate averaging 7.32% in Freddie Mac's October 22 survey, many neighborhoods are seeing longer days on market and more room to negotiate, especially in the move-up and luxury ranges.

How to compare two specific homes

Confirm the jurisdiction and estimate the property tax for each. Get the HOA dues and what they include. Check the age of the roof, HVAC, and water heater. Compare recent sales of truly similar homes in each neighborhood, not citywide medians. Drive the commute at rush hour from each. Verify the school assignment. And if the lake is part of the appeal, confirm access and dock rights in writing.

The bottom line

Tega Cay and Fort Mill both offer real value, but in different places. Fort Mill tends to offer more choices at the entry level and a wider range of new construction. Tega Cay's value shows up in its amenity-rich newer neighborhoods, its older lake-adjacent core, and its custom-home and waterfront options at the top. In every price range, jurisdiction, HOA, home age, and lake rights can matter as much as the sticker price.

Real estate isn't complicated, but it is emotional, and in York County two homes a mile apart can carry very different costs. The math is easy. The discipline is comparing the right things.

Quick answers

Is Tega Cay or Fort Mill a better value?

It depends on your budget. Under about $450,000, Fort Mill usually offers more single-family choices, such as Waterstone (12-month median about $374,500) and Whitley Mills (about $426,000). In the $550,000 to $750,000 range, both have strong amenity neighborhoods, like Lake Ridge in Tega Cay (about $657,500) and Massey in Fort Mill. Above $800,000, the choice is lake and land in Tega Cay versus walkability or golf in Fort Mill.

Do Tega Cay and Fort Mill share a ZIP code?

Yes. Tega Cay homes typically use the 29708 ZIP code, which also covers much of western Fort Mill. A Fort Mill mailing address may be in the City of Tega Cay, the Town of Fort Mill, or unincorporated York County, which affects property taxes.

How much do property taxes differ inside and outside city limits?

Using York County's 2025 owner-occupied millage in the Fort Mill School District, a $600,000 home would pay about $5,765 in Tega Cay, about $5,693 in the Town of Fort Mill, and about $3,974 in unincorporated York County.

Do waterfront homes in Tega Cay come with docks?

Not always. Duke Energy manages the Lake Wylie shoreline and docks require permits, so confirm what is allowed and whether any existing dock was permitted before paying a waterfront premium.

Do Tega Cay and Fort Mill have the same schools?

Both are in the Fort Mill School District, but assignments vary by address and have changed as the district grows. Verify any address with the district's online school locator.

This article is general education, not legal, tax, or financial advice. Prices and market figures are approximate, based on brokerage and Redfin data available in October 2026, and some reflect asking prices of current listings rather than sales. Tax figures are illustrations using York County's 2025 millage and assume the taxable value equals the price. HOA dues, school assignments, and Duke Energy shoreline rules should be verified for any specific property.
