Every weekday morning, thousands of people drive north across the state line into Charlotte. They work in Uptown, SouthPark, Ballantyne, and the airport corridor. And every evening, they drive home to Fort Mill, Tega Cay, Rock Hill, and Lake Wylie, in York County, South Carolina.
York County's population grew from 282,090 in the 2020 census to an estimated 306,887 in 2025, an increase of nearly 9% in five years. The Town of Fort Mill alone grew about 48% between 2020 and 2024. A lot of those new residents are Charlotte professionals who made a deliberate choice to live on the other side of the line.
Why are they doing it? And what do they wish someone had told them before they moved? This guide covers the real reasons, the real numbers, and the real trade-offs, so you can decide whether the move makes sense for you.
The short answer
Most Charlotte professionals who move to York County are choosing schools, newer homes, space, and community, not a lower cost of living. Homes in the most popular York County towns often cost more than the Charlotte regional median, income taxes usually favor North Carolina for working households, and South Carolina taxes vehicles more heavily. On the other hand, property taxes can be lower outside city limits, the Fort Mill School District posts some of the strongest results in South Carolina, and lake and greenway living is minutes away. For the right household, the trade is worth it. For others, it isn't.
York County at a glance
| Item | Details |
|---|---|
| Population | 282,090 (2020 census); about 306,887 (2025 estimate), up nearly 9% |
| Town of Fort Mill | 24,529 (2020) to 36,244 (2024), up about 48% |
| Main communities | Fort Mill, Tega Cay, Rock Hill, Lake Wylie, Clover, York |
| Median sale prices (Redfin) | Fort Mill about $550,000 (Sep 2026); Tega Cay about $615,000 (Aug 2026) |
| Charlotte region for comparison | $427,500 median (Canopy MLS, Aug 2026) |
| Fort Mill School District | 16 schools rated Excellent of 20 (2024 report cards); 95.7% graduation rate |
| Big draws | Schools, newer homes, Lake Wylie, Anne Springs Close Greenway, jobs in Fort Mill and Ballantyne |
| Main trade-offs | Income tax for NC workers, vehicle taxes, I-77 and SC 160 traffic |
Reason 1: The schools
For many buyers, this is the whole decision. The Fort Mill School District, which serves Fort Mill and Tega Cay, reported 16 schools rated Excellent, three rated Good, and one rated Average on South Carolina's 2024 state report cards, along with a 95.7% on-time graduation rate, the second highest among traditional public school districts in the state. In September 2025, the district reported 18,236 students and said it led the state on most test score measures.
Here's the part nobody tells you. Rapid growth means the district keeps opening schools and redrawing attendance lines, and new homes carry a school impact fee of $29,640 that builders pass into the price. Rock Hill, Clover, and York school districts serve other parts of the county, each with its own results and boundaries. Look at the data for the specific schools, and verify the assignment for any address before you buy.
Reason 2: Newer homes and more space
Much of the housing in Fort Mill, Tega Cay, and the Lake Wylie area was built in the last 25 years, and builders are still building. For a professional household that wants an open floor plan, a home office, a garage, and a yard, without renovating an older home inside Charlotte, that's a powerful draw.
It isn't always cheaper. Redfin reported Fort Mill's median sale price at about $550,000 in September 2026 and Tega Cay's at about $615,000 in August, compared with a Charlotte regional median of $427,500 in August, according to Canopy MLS. What buyers often get is more house, newer construction, and community amenities for the money compared with similarly priced homes in South Charlotte's most popular neighborhoods.
Reason 3: Lifestyle, the lake, and the greenway
Lake Wylie runs along the county's eastern edge, with marinas, waterfront parks, and lake communities in Tega Cay and Lake Wylie. The Anne Springs Close Greenway, a privately owned nature preserve of about 2,100 acres, sits in the middle of Fort Mill, with trails, lakes, and programs. Historic Main Street in Fort Mill, Baxter Village's town center, and Rock Hill's growing downtown add places to walk, eat, and gather.
For many professionals who spend their days in an office tower, coming home to trails and water is the point.
Reason 4: Jobs are moving south too
Not every York County resident commutes into Charlotte. LPL Financial opened its Carolinas campus in Fort Mill's Kingsley Park in 2016, with about 450,000 square feet of office space designed for roughly 3,000 workers. Major employers across the county range from Bank of America and Wells Fargo operations to manufacturers like Schaeffler and Continental. And Ballantyne, one of Charlotte's largest job centers, is just across the line, a short drive from Fort Mill and Indian Land.
Hybrid and remote work have made the move easier too. If you only go into the office two or three days a week, a longer commute matters less.
Reason 5: Property taxes can be lower, depending on where you live
South Carolina taxes an owner-occupied home at a 4% assessment ratio and exempts it from school operating taxes, if you apply for the legal residence rate after you buy. But the actual bill depends on whether you live inside a city or town or in unincorporated York County.
| Item | Rate | On a $550,000 home | On a $30,000 car |
|---|---|---|---|
| City of Charlotte | 78.57 cents per $100 (FY2027) | About $4,321 | About $236 |
| Town of Fort Mill | 237.2 mills at 4% (cars: 573.8 at 6%) | About $5,218 | About $1,033 |
| City of Tega Cay | 240.2 mills at 4% (cars: 576.8 at 6%) | About $5,284 | About $1,038 |
| Unincorporated York County, Fort Mill schools | 165.6 mills at 4% (cars: 502.2 at 6%) | About $3,643 | About $904 |
| Takeaway | Address decides it | SC costs more to drive |
Inside the Town of Fort Mill or the City of Tega Cay, the property tax on a $550,000 home is actually higher than inside the City of Charlotte in this example. In unincorporated York County, it's lower. That's why the specific address matters so much. Our NC vs. SC cost comparison walks through property, vehicle, and income taxes in detail.

What they wish they'd known first
Talk to people who made the move, and the same surprises come up.
The income tax doesn't save working households money. If you live in South Carolina and work in North Carolina, you pay North Carolina tax on your North Carolina wages, then claim a credit on your South Carolina return. In practice, you pay roughly the higher of the two states' taxes on that income, which for most working households means South Carolina's rate, and you file two state returns. North Carolina's rate is 3.99% in 2026. Talk with a tax professional about your situation.
Car taxes are much higher. South Carolina assesses vehicles at 6% of value and applies the full local millage. On a $30,000 car, that's roughly $900 to $1,000 a year in York County, compared with a few hundred dollars in Charlotte. New South Carolina residents also pay a one-time $250 infrastructure maintenance fee when they register a vehicle.
You must apply for the 4% rate. The legal residence assessment isn't automatic. Miss it, and your home can be taxed at the 6% rate without the school operating exemption.
The commute is real. I-77, SC 160, and the Buster Boyd Bridge corridor can be slow at rush hour, and there's no rail service across the state line. Test your actual commute before you buy.
Growth brings growing pains. Traffic, construction, crowded roads, and changing school lines come with being one of the fastest-growing areas in the region.
Two states means two sets of rules. Contracts, closing customs, vehicle registration, driver's licenses, and voter registration all change when you cross the line. Plan the paperwork.
Who the move makes sense for
The move to York County tends to make the most sense if you put the Fort Mill School District and a newer home at the top of your list, if you work in Ballantyne, South Charlotte, or York County itself, if you commute only a few days a week, if you want lake or greenway living, or if you're retired, since the income tax gap largely disappears and South Carolina's homestead exemption for residents 65 and older can be meaningful.
It makes less sense if your household has a single income and a daily commute to Uptown or the University area, if you own several vehicles, if you're looking for the lowest possible price, or if you want urban walkability and light rail.
Where people are moving
Fort Mill draws the most attention, with its historic downtown, Baxter Village, the greenway, and a wide range of neighborhoods. Tega Cay offers lake and golf living on a peninsula. Rock Hill, the county's largest city, offers a wider range of prices, a university town feel with Winthrop University, and a growing downtown. Lake Wylie and Clover offer lake access and more space. And just across the county line, Indian Land in Lancaster County is popular with people who work in Ballantyne.
Our Tega Cay vs. Fort Mill guide and our York County neighborhood value guide compare specific communities and what your budget buys in each.
How to decide
Start with your commute: where you'll work, how many days a week, and at what hours. Then run the numbers for your household, comparing a specific Charlotte address with a specific York County address, including property tax, vehicle tax, income tax, HOA dues, and insurance. Look at the schools for the specific addresses. And visit both on a weekday evening, not just a Saturday afternoon.
The bottom line
Charlotte professionals are moving to York County for schools, newer homes, space, lake and greenway living, and in many cases, jobs that have moved south too. They're not usually moving to save money. The income tax favors North Carolina for most working households, vehicles cost more to own in South Carolina, homes in the most popular towns aren't cheap, and property taxes depend heavily on the exact address. For households whose priorities line up with what York County offers, it's one of the most rewarding moves in the region.
Real estate isn't complicated, but it is emotional, and crossing a state line adds a layer of math most people skip. The math is easy. The discipline is running it before you fall in love with a neighborhood.
